Full time Construction Quantity Surveyor Management Commercial Manager

Job Description

Commercial Manager - Main Contracting
East London £100,000-£120,000 DOE + Package

An established construction division. A substantial portfolio of new-build projects. A commercial team to lead. Your opportunity to make a real impact.

We're working with an established main contractor looking to appoint an experienced Commercial Manager to take full ownership of the commercial performance of one of its key construction divisions. This is a genuine senior leadership opportunity for someone who has already operated at Commercial Manager level, knows how to run a successful commercial function and enjoys having real responsibility for the numbers.

You'll be leading an established team of Quantity Surveyors, overseeing a busy portfolio of new-build construction projects and working closely with senior management to drive profitability, manage risk and ensure strong commercial performance across the division.

We're looking for someone commercially sharp, confident in their decision-making and capable of balancing the bigger picture with the detail that ultimately drives results.

The Opportunity
This is a role with real responsibility, autonomy and influence. You'll be taking ownership of the commercial function across an established division, ensuring projects are commercially successful from the outset through to final account.

Key responsibilities include:
  • Leading, mentoring and developing an established team of Quantity Surveyors.
  • Taking overall responsibility for divisional commercial performance, financial reporting and profitability.
  • Overseeing the commercial management of multiple live new-build construction projects.
  • Managing project forecasts, CVRs, cash flow, cost control, margins and commercial risk.
  • Working closely with operational teams to identify opportunities to improve project profitability.
  • Providing commercial leadership across procurement, subcontractor appointments and contractual matters.
  • Overseeing variations, valuations, payment applications and final accounts.
  • Identifying and managing contractual and financial risks, including supporting the resolution of disputes.
  • Ensuring accurate financial reporting, robust commercial controls and effective cash collection.
  • Working alongside senior management to drive performance, improve processes and support the division's continued success.
About You
We're looking for an established Commercial Manager who has already operated at this level, rather than someone looking for their first step up from Managing QS.

You'll ideally bring:
  • A strong main contracting background - essential.
  • Proven experience operating as a Commercial Manager, with responsibility for managing and developing a team of Quantity Surveyors.
  • A solid background in new-build construction, with experience overseeing multiple projects simultaneously.
  • Previous responsibility for the commercial performance of a substantial construction portfolio or division.
  • Strong knowledge of construction contracts, procurement, CVRs, forecasting, cost management and final accounts.
  • Excellent commercial awareness, with the confidence to challenge, make decisions and protect profitability.
  • Strong leadership and communication skills, with the ability to work effectively alongside operational teams and senior management.
  • A proactive, hands-on approach and the ability to take ownership of the commercial function.
Above all, we're looking for someone who knows what it takes to run a commercially successful division, can get the best out of their team and has the experience to make an immediate impact.

What's on Offer?
  • £100,000-£120,000 basic salary, depending on experience and suitability.
  • Competitive package and benefits.
  • Annual salary and bonus reviews.
  • Full commercial responsibility for an established construction division.
  • An existing team of Quantity Surveyors to lead and develop.
  • A varied portfolio of new-build projects.
  • A senior leadership position with genuine autonomy, responsibility and influence.
  • The opportunity to play a key role in the ongoing success and development of the division.
Location: East London
Working Arrangement: Fully office-based, five days per week. No hybrid working.
