Property Manager - Residential & HMO Portfolio

Location: Glasgow (Hybrid/Remote)
Salary: £32,000 - £38,000 DOE
Job Type: Full-Time, Permanent

We are seeking an experienced Property Manager to take ownership of a portfolio of 100+ residential properties across Glasgow, including a significant number of licensed 3 and 4-bedroom HMO properties predominantly occupied by students.

This is a hands-on role focused on the day-to-day management of residential properties rather than commercial property or factoring. We are looking for someone with direct experience in residential lettings and property management who enjoys being involved in all aspects of the tenancy lifecycle, from inspections and tenancy administration to compliance, maintenance coordination and tenant communication.

Key Responsibilities

  • Manage the day-to-day operation of a residential and HMO property portfolio.
  • Act as the primary point of contact for tenants, contractors and suppliers.
  • Conduct property inspections, viewings, check-ins and check-outs.
  • Coordinate maintenance works from initial report through to completion.
  • Manage tenancy administration, including agreements, renewals, notices and associated documentation.
  • Administer tenancy deposits, inventories and deposit returns.
  • Respond to tenant enquiries and resolve property-related issues efficiently.
  • Maintain accurate property, tenancy and compliance records.
  • Support continuous improvement of systems, processes and reporting.

Compliance & HMO Management

A significant proportion of the portfolio consists of licensed HMOs, therefore HMO experience is highly desirable.

You will be responsible for monitoring and coordinating compliance requirements including:

  • HMO licence requirements
  • Gas Safety Certificates
  • EICRs
  • PAT Testing
  • Fire safety compliance
  • Emergency lighting inspections
  • Smoke and heat detection systems
  • Other statutory property compliance obligations

We are particularly interested in candidates who have used SME Professional for:

  • Tenancy administration
  • Compliance management
  • Deposit administration
  • Rent ledgers
  • Arrears monitoring
  • Reporting

The successful candidate will also help us maximise the use of SME Professional across the business, including supporting the move of more rental income tracking, arrears management and property administration into the system.

Essential Experience

  • Previous experience within residential lettings or residential property management.
  • Strong understanding of the tenancy lifecycle.
  • Experience managing inspections, check-ins, check-outs and maintenance coordination.
  • Excellent organisational, communication and relationship-building skills.
  • Ability to work independently and manage multiple priorities.

Highly Desirable

  • Experience managing licensed HMO properties.
  • Knowledge of HMO legislation and compliance requirements.
  • Experience using SME Professional.
  • Experience within student accommodation or student HMO environments.
