Property Manager

We are working with an established property organisation to recruit a Property Manager to manage a residential and mixed-use portfolio. This varied role covers property management, maintenance, leasehold matters, health and safety and service charges, with regular contact with residents, contractors and internal specialists.

The organisation

Our client is a well-known and reputable organisation specialising in the management of residential and mixed-use property. They have an established presence in the sector, with a focus on delivering a high standard of service and commercially considered property management. The role is primarily office-based, with regular site visits and occasional evening residents' meetings.

The role and responsibilities

As a Property Manager, you will take responsibility for the effective day-to-day management of a designated portfolio, including:

  • Managing relationships and correspondence with leaseholders, tenants and residents' associations.
  • Reading and interpreting leases to ensure properties are managed in accordance with their provisions.
  • Undertaking property inspections and coordinating planned and reactive maintenance.
  • Managing contractors and monitoring the quality and cost of works.
  • Supporting major works and Section 20 consultation processes.
  • Managing health and safety requirements, including actions arising from risk assessments and statutory inspections.
  • Preparing and monitoring service charge budgets, reserve funds and expenditure.
  • Supporting leasehold matters including disputes, breaches, LPE1 enquiries and licences to alter.
  • Maintaining accurate records and using property management systems for reporting, purchase orders and invoices.

The skills and requirements

To succeed as Property Manager, you will need:

  • Sound working knowledge of residential or mixed-use property management.
  • Sound working knowledge of landlord and tenant and relevant health and safety legislation.
  • Working knowledge of RICS and ARMA guidance.
  • Clear written and verbal communication skills.
  • Good organisational skills and the ability to manage competing priorities.
  • Working knowledge of Outlook, Word and Excel.
  • Knowledge of Horizon or Qube would be advantageous.
  • A relevant qualification such as ATPI, MTPI or AssocRICS would be beneficial.
