Building Surveyor
Location: London
Rate: 425 Per day (Negotiable)
Working Pattern: 3 days in the office
Contract: 12 - Months
Spencer Clarke Group are supporting a local authority to appoint a Building Surveyor within a Planned Maintenance team.
This role will focus on surveying and technical oversight across social housing estates, reviewing the standard of completed major works, identifying defects and ongoing maintenance needs, and producing clear reports with recommendations for improvement.
Responsibilities include
Inspect tenanted and leasehold homes, plus communal areas in blocks, to review the quality and completeness of recently delivered works
Identify defects, snagging items and any remedial works needed, including damp and mould issues
Highlight fire and building safety observations and escalate appropriately in line with relevant legislation and council processes
Complete desktop reviews and post-inspections of previously delivered investment programmes and produce findings and recommendations
Produce reports, schedules of works and technical information for senior managers, contractors and other stakeholders
Manage and monitor remedial works through to completion, ensuring works on site follow contract requirements, procedures and legislation
Support planning for future major works by reviewing feasibility information and design criteria to ensure it is accurate and fit for purpose
Work with internal teams, residents, contractors and partner organisations, handling queries and contributing to complaint responses where required
About you
Strong building surveying background with solid knowledge of construction methods and quality standards
Experience in housing maintenance, refurbishment and major works delivery within occupied properties
Working knowledge of housing legislation and leaseholder consultation requirements
Understanding of building safety and fire safety obligations and how these impact works delivery
Confident producing clear written reports on technical issues and recommendations
Experience managing contractors and overseeing quality, programme and compliance on site
Able to manage a varied workload and communicate effectively with residents, stakeholders and colleagues
Degree in a construction-related discipline, or equivalent experience in project management
