We are recruiting on behalf of a leading property management company for a dedicated Property Manager. This role involves leading day-to-day operations and delivering exceptional service to customers. The successful candidate will support Portfolio Managers in managing residential property portfolios of mixed tenures, ensuring compliance with management strategies, policies, legal, and budgetary requirements. The role demands a proactive approach to promoting high levels of customer service and supporting all business areas to achieve objectives.

Day-to-day of the role:

  • Handle property management service calls and customer inquiries via email, phone, and the customer portal promptly.
  • Manage and resolve complaints and maintenance issues, ensuring a continuous professional customer experience.
  • Oversee day-to-day expenditure within set budgets.
  • Coordinate with various departments to ensure smooth operations.
  • Manage contractors effectively, ensuring all necessary information and specifications are communicated.
  • Handle tenancy-related matters, including check-out reports, deposit releases, and managing tenants during the move-out process.
  • Manage insurance claims and compliance documentation.
  • Obtain estimates from contractors, keeping tenants fully updated.
  • Prepare and issue Job Order forms in line with the Contractor Management Policy.
  • Resolve general inquiries within business KPIs, ensuring efficient handling in line with good customer service.
  • Schedule and conduct property inspections as required.
  • Support Out of Hours calls and maintenance issues as needed.
  • Adhere to the Data Governance Policy, ensuring data quality and control.

Required Skills & Qualifications:

  • Exceptional customer service delivery experience.
  • Proficient in Microsoft Office applications (Outlook, Excel, Word) at an intermediate level.
  • Ability to prioritize tasks and meet tight deadlines.
  • Understanding of diverse personality types when interacting with customers.
  • Numerate with strong attention to detail.

Preferable:

  • Minimum of two years' experience in a similar role within the residential property industry.
  • Knowledge of Landlord and Tenants Act, Housing Acts, and when to seek legal advice.
  • Technical knowledge in construction and repair/refurbishment of residential properties.
  • Commercial acumen and effective communication skills.
  • Relevant professional qualifications or membership in a recognised professional body.
  • Detailed knowledge of various residential tenancies and ability to manage revenue expenditure in line with budgets.
  • Familiarity with Health and Safety legislation relevant to property management.
