The Role
As a Quantity Surveyor, you will take ownership of the commercial and financial management of carpentry and joinery packages, from tender stage through to final account.
You’ll play a key role in ensuring projects are delivered on time, within budget, and in line with the highest quality standards expected in high-end residential construction.
Key Responsibilities
Manage the full commercial lifecycle of carpentry & joinery packages from pre-construction to completion
Prepare detailed cost estimates, including materials, labour, and bespoke joinery elements
Lead procurement of materials and subcontractors, negotiating best value and maintaining strong supplier relationships
Monitor project costs, budgets, and cash flow, ensuring strong cost control and reporting throughout
Prepare and manage valuations, variations, and payment applications
Produce CVRs, cost reports, and forecasts for senior management
Work closely with site teams to track progress and verify works on site
Review drawings and specifications, ensuring accurate take-offs and material allowances
Manage subcontractor accounts, including valuations, variations, and final accounts
Liaise with clients, main contractors, and internal teams to ensure smooth commercial delivery
Identify and mitigate commercial risks while maximising project margin
Experience & Requirements
Proven experience as a Quantity Surveyor within:
Carpentry & Joinery (highly desirable)
Interior fit-out / high-end residential
Strong knowledge of:
Joinery materials (timber, veneers, laminates, MDF, bespoke finishes)
Procurement of specialist carpentry materials and packages
Experience managing high-end residential or luxury fit-out projects
Strong understanding of cost control, contracts, and commercial management
Ability to manage multiple projects simultaneously
Excellent negotiation and supplier management skills
Degree qualified (or equivalent experience) in Quantity Surveying or Construction
Strong IT skills (Excel + relevant QS software)

About the Role The successful Senior Project Manager - Intelligent Buildings / ELV Systems will lead the delivery of a major Extra Low Voltage Systems package covering Building Management Systems, Energy Management Systems, Security Systems, Communications Networks, Smart Building Technologies and Master Systems Integration. Working closely with planners, commercial teams, project engineers, software specialists and subcontractors, you will ensure safe, efficient and commercially successful project delivery from pre-construction through commissioning and handover. Responsibilities include: Leading multidisciplinary delivery teams throughout the full project lifecycle Managing programme delivery using MS Project or Asta Powerproject Coordinating planners, quantity surveyors, engineers, software teams and subcontractors Monitoring programme performance and managing project milestones Leading weekly progress and look-ahead meetings Managing project budgets, variations, valuations and commercial performance Issuing contractual notices where required Managing project risks and implementing mitigation strategies Maintaining quality assurance and health and safety compliance Overseeing installation, commissioning and integrated systems testing Coordinating client demonstrations, training and project handover documentation Producing O&M manuals and ensuring contractual close-out Building strong relationships with clients, consultants and site teams Supporting technical problem solving across intelligent building systems Ensuring projects are delivered safely, on programme and within budget Applicants should demonstrate previous experience delivering large-scale ELV, intelligent buildings or complex MEP projects within London. You should have a proven ability to lead multidisciplinary teams alongside strong commercial awareness and experience managing major construction programmes. Experience with Building Management Systems, Smart Buildings, integrated building technologies or Master Systems Integration would be highly advantageous, together with knowledge of BIM workflows or digital building environments.
