The Role

Are you an experienced commercial professional who can assess the impact of commercial and technical changes and develop effective solutions at a strategic level?

We are looking for an accomplished Commercial Manager with a strong background working for a major UK main contractor. You will have experience leading commercial teams and managing the commercial delivery of mid-to-large-scale construction projects across sectors such as healthcare, life sciences, education and commercial developments.

This is an excellent opportunity for a driven and commercially focused individual to take responsibility for the commercial performance of a diverse portfolio of new-build and refurbishment projects, while providing strategic support to regional and wider project teams.



Key Responsibilities

  • Lead and oversee all commercial aspects of mid-to-large-scale construction projects.
  • Anticipate changes in commercial resource requirements and adapt project teams accordingly.
  • Support organisational and operational change in a positive and effective manner.
  • Provide commercial input into tendering, pre-contract and work-winning activities.
  • Prepare commercial reports and provide financial insight to support decision-making.
  • Assist with the commercial mobilisation and start-up of new projects.
  • Lead and manage subcontract and supply-chain procurement in line with agreed procedures and project requirements.
  • Ensure procurement is delivered in accordance with project programmes and commercial objectives.
  • Undertake package gap analysis to ensure complete and effective subcontract procurement.
  • Manage tender processes, including invitations to tender, evaluations and recommendations for appointment.
  • Build strong relationships with the supply chain and drive continuous improvement across cost, quality and performance.
  • Maximise project cash flow through the timely preparation of valuations, applications for payment, invoicing and payment recovery.
  • Manage the preparation and settlement of final accounts, including variations, claims and disputes.
  • Monitor and control project costs, identifying opportunities to reduce unnecessary expenditure and improve efficiency.
  • Monitor subcontractor performance and costs to ensure projects meet or exceed financial targets.
  • Produce accurate and timely Cost Value Reconciliation (CVR) reports and financial forecasts.
  • Contribute to the development and achievement of project financial targets.
  • Identify, assess and manage commercial risks and opportunities throughout the project lifecycle.
  • Provide strategic commercial advice to project and regional leadership teams.


About You

The successful candidate will ideally have:

  • A relevant professional qualification, such as a Degree in Quantity Surveying or equivalent.
  • Significant commercial management experience gained within a major UK main contractor.
  • A proven track record managing the commercial delivery of mid-to-large-scale construction projects.
  • Experience across healthcare, refurbishment, new-build, life sciences, education or commercial projects.
  • Experience managing projects with an annual turnover/value in excess of 10m.
  • Strong leadership experience, including managing and developing commercial teams.
  • Excellent understanding of procurement, cost control, forecasting, final accounts, variations, claims and dispute management.
  • Strong commercial awareness with the ability to identify and respond to risks and opportunities.
  • Comprehensive knowledge of NEC forms of contract.
  • Strong communication, negotiation and stakeholder-management skills.
  • The ability to operate strategically while maintaining strong attention to commercial detail.

This role would suit an experienced Senior Quantity Surveyor, Commercial Manager looking to take on a broader strategic commercial leadership position within an established construction environment.
