A Technical Services Manager (Fabric) is required in the West Midlands to lead building fabric maintenance across a complex healthcare estate, ensuring facilities remain safe, compliant and maintained to recognised standards.
Working closely with the Head of Estates, you'll manage day-to-day service delivery, directly employed teams and contractors while supporting lifecycle planning, compliance and continuous improvement.
The Role As the Technical Services Manager (Fabric), you'll:
- Manage planned fabric maintenance through Maximo, ensuring statutory and technical standards are met.
- Lead staff and contractors, monitoring response times and the quality of completed repairs.
- Manage allocated budgets and negotiate with suppliers to deliver cost-effective services.
- Coordinate condition surveys, maintenance records and information required for lifecycle planning.
- Review contractor RAMS and inspect working practices, quality and safety on site.
- Deputise for the Head of Estates when required by the senior management team.
About You To be successful as the Technical Services Manager (Fabric), you'll have:
- A City & Guilds or equivalent qualification in a relevant discipline.
- Strong technical knowledge of estates, building maintenance, construction or FM services.
- The ability to lead, delegate and communicate effectively across multidisciplinary teams.
- Strong computer skills, including spreadsheets and computerised estates management systems.
- A full driving licence to support on-call requirements.
- Knowledge of statutory maintenance requirements and healthcare technical guidance would be advantageous.
