Job Title: Property Manager

Location: Loughton, Essex

Role Overview We are seeking an experienced Property Manager to oversee the day-to-day management and performance of residential properties. The Property Manager will ensure high standards of service delivery, tenant satisfaction, and asset performance while complying with statutory and regulatory requirements.

Key Responsibilities

  • Manage a portfolio of residential properties, including lease administration, rent collection, and service charge management.
  • Act as primary point of contact for tenants and leaseholders; respond promptly to enquiries and resolve issues to maintain strong tenant relationships.
  • Oversee property maintenance and repairs: coordinate contractors, schedule works, ensure quality control and value for money.
  • Monitor and ensure compliance with all relevant housing, health & safety and fire safety legislation, as well as company policies and procedures.
  • Prepare and manage budgets and financial records for properties, report on income, expenditure and variances.
  • Undertake inspections and regular site visits to assess property condition and identify required works or improvements.
  • Liaise with legal advisors and pursue recovery action where necessary for arrears and breaches of tenancy or lease terms.
  • Maintain accurate records and produce regular management reports for senior stakeholders.

Candidate Requirements

  • Proven property management experience within residential lettings, block management or asset/property operations.
  • Strong understanding of relevant legislation, health & safety and compliance requirements.
  • TPI Level 3 Associate in Leasehold Management (ATPI).
  • Excellent communication and customer service skills; ability to manage challenging tenant situations professionally.
  • Good organisational skills, ability to prioritise workload and manage multiple properties/tasks concurrently.
  • Financial literacy and experience managing budgets, service charges or rent reconciliation.
  • Proficient IT skills, including property management systems and standard office software.

Desirable

  • TPI Level 4 Member in Leasehold Management (MTPI) or currently working towards.
  • Previous experience managing and developing direct reports.
  • Knowledge of Right to Manage (RTM) processes and experience supporting or liaising with RTM companies.
