Homeownership Services Officer
Location: Newlon House, 4 Daneland Walk, London N17
Salary: £43,082 per annum (pro rata) + eligibility for performance-related bonus
Reporting to: Head of Homeownership Services
The Role
We are looking for an experienced Homeownership Services Officer to provide a proactive and customer-focused service to leaseholders and shared owners.
You will manage a varied caseload of homeownership transactions, including resales, staircasing, remortgages, lease extensions, Right to Buy/Right to Acquire, probate, repossessions and transfers of equity. You will work closely with residents, solicitors, surveyors, lenders, estate agents and managing agents to ensure transactions progress efficiently and within the required timescales.
The role will also have responsibility for supporting compliance with the Building Safety Act, particularly in relation to Landlord Certificates and Leaseholder Deeds of Certificate for relevant higher-risk buildings.
Key Responsibilities
- Manage resales and staircasing transactions from application through to exchange and completion.
- Process remortgage applications and respond to associated enquiries.
- Liaise with solicitors, surveyors, estate agents, lenders, managing agents and other parties involved in property transactions.
- Respond to management packs, solicitor enquiries and LPE1 enquiries within required timescales.
- Manage and progress lease extension applications through to completion.
- Deal with a range of leasehold and shared ownership enquiries in accordance with lease requirements and relevant legislation.
- Process Right to Buy and Right to Acquire applications within statutory timescales.
- Manage cases involving probate, repossessions and transfers of equity, handling sensitive information appropriately.
- Deal with Land Registry enquiries and Certificates of Compliance.
- Process Landlord Certificates and Leaseholder Deeds of Certificate in accordance with Building Safety Act requirements.
- Liaise with internal teams including Housing Services, Property Services, Finance, Income & Investigations and Service Charges.
- Maintain accurate case records and ensure documentation is correctly recorded on systems including SharePoint and Dynamics.
- Provide a high standard of customer service to residents throughout each transaction.
- Ensure all work complies with relevant legislation, data protection requirements and organisational policies and procedures.
About You
The successful candidate will ideally have:
- Experience working within homeownership, leasehold or shared ownership services, preferably within a housing association, local authority or similar organisation.
- Experience managing property transactions such as resales, staircasing and remortgages.
- A good understanding of leasehold and shared ownership processes.
- Experience liaising with solicitors, surveyors, lenders and other professionals involved in property transactions.
- Knowledge of relevant housing and leasehold legislation.
- An understanding of the Building Safety Act and leaseholder protections would be particularly beneficial.
- Strong organisational skills with the ability to manage multiple cases and statutory deadlines.
- Excellent written and verbal communication skills.
- A customer-focused approach and confidence dealing with complex or sensitive enquiries.
- Strong attention to detail and the ability to maintain accurate records.
