Homeownership Services Officer Location: Newlon House, 4 Daneland Walk, London N17 Salary: £43,082 per annum (pro rata) + eligibility for performance-related bonus Reporting to: Head of Homeownership Services The Role We are looking for an experienced Homeownership Services Officer to provide a proactive and customer-focused service to leaseholders and shared owners. You will manage a varied caseload of homeownership transactions, including resales, staircasing, remortgages, lease extensions, Right to Buy/Right to Acquire, probate, repossessions and transfers of equity. You will work closely with residents, solicitors, surveyors, lenders, estate agents and managing agents to ensure transactions progress efficiently and within the required timescales. The role will also have responsibility for supporting compliance with the Building Safety Act, particularly in relation to Landlord Certificates and Leaseholder Deeds of Certificate for relevant higher-risk buildings. Key Responsibilities Manage resales and staircasing transactions from application through to exchange and completion. Process remortgage applications and respond to associated enquiries. Liaise with solicitors, surveyors, estate agents, lenders, managing agents and other parties involved in property transactions. Respond to management packs, solicitor enquiries and LPE1 enquiries within required timescales. Manage and progress lease extension applications through to completion. Deal with a range of leasehold and shared ownership enquiries in accordance with lease requirements and relevant legislation. Process Right to Buy and Right to Acquire applications within statutory timescales. Manage cases involving probate, repossessions and transfers of equity, handling sensitive information appropriately. Deal with Land Registry enquiries and Certificates of Compliance. Process Landlord Certificates and Leaseholder Deeds of Certificate in accordance with Building Safety Act requirements. Liaise with internal teams including Housing Services, Property Services, Finance, Income & Investigations and Service Charges. Maintain accurate case records and ensure documentation is correctly recorded on systems including SharePoint and Dynamics. Provide a high standard of customer service to residents throughout each transaction. Ensure all work complies with relevant legislation, data protection requirements and organisational policies and procedures. About You The successful candidate will ideally have: Experience working within homeownership, leasehold or shared ownership services, preferably within a housing association, local authority or similar organisation. Experience managing property transactions such as resales, staircasing and remortgages. A good understanding of leasehold and shared ownership processes. Experience liaising with solicitors, surveyors, lenders and other professionals involved in property transactions. Knowledge of relevant housing and leasehold legislation. An understanding of the Building Safety Act and leaseholder protections would be particularly beneficial. Strong organisational skills with the ability to manage multiple cases and statutory deadlines. Excellent written and verbal communication skills. A customer-focused approach and confidence dealing with complex or sensitive enquiries. Strong attention to detail and the ability to maintain accurate records.

Salary: £68,675 per annum Location: South London / Surrey The Role: We are seeking an experienced Building Surveyor to play a key role in delivering planned investment, major works, cyclical maintenance and building safety programmes across a residential property portfolio. Working as part of a proactive Asset Management team, you will lead the delivery of capital projects from inception through to completion, ensuring schemes are delivered on time, within budget and to the highest standards of quality, safety and compliance. This is a varied role that combines project management, contract administration, building safety responsibilities, technical surveying and stakeholder engagement, offering the opportunity to make a real impact across a diverse property portfolio. Key Responsibilities: Lead major investment projects including capital replacements, cyclical refurbishment schemes and mechanical & electrical installations. Manage contractors, consultants and suppliers, ensuring projects are delivered safely, efficiently and provide value for money. Prepare specifications, tender documentation, project designs and technical reports. Manage budgets, cost control, tender evaluations and financial reporting. Undertake building inspections, stock condition surveys, defect diagnosis and quality assurance inspections. Perform Building Safety Manager responsibilities across designated schemes. Support fire safety programmes, including Fire Risk Assessments and remediation activities. Contribute to sustainability and energy efficiency initiatives, supporting long-term asset investment planning. Present project information and technical reports to a range of stakeholders including residents, contractors and senior management. About You You will be a confident and knowledgeable surveying professional with experience delivering major works and investment programmes within housing, property, construction or a similar environment. You will have strong contract management, project management and technical surveying skills, together with a good understanding of building safety, compliance and CDM requirements. You will also be able to manage multiple projects simultaneously, build strong stakeholder relationships and demonstrate excellent communication, problem-solving and financial management skills. Qualifications: Degree in Building Surveying, Construction or a related discipline, or equivalent experience. Professional membership with RICS, CIOB or a similar body desirable. Fire Risk Assessor, Energy Assessor or Building Safety qualifications advantageous.
