Description

  • Manage facilities management services across a residential property portfolio.
  • Ensure buildings are maintained to high standards of safety, compliance, cleanliness, and customer satisfaction.
  • Act as the key contact for all facilities-related matters across allocated schemes.
  • Manage hard and soft FM contractors, ensuring contractual performance targets are achieved.
  • Oversee planned preventative maintenance and reactive repair programmes.
  • Ensure compliance with statutory requirements including fire safety, asbestos, water hygiene, electrical safety, and health & safety legislation.
  • Monitor facilities budgets and service charge expenditure, ensuring value for money.
  • Undertake regular site inspections, audits, and contractor performance reviews.
  • Investigate service issues and implement improvements where required.
  • Work closely with residents, contractors, and internal teams to resolve operational matters.
  • Support resident engagement and ensure clear communication regarding maintenance activities.
  • Monitor risk assessments, safe systems of work, and contractor compliance documentation.
  • Support building safety compliance within higher-risk residential buildings.
  • Manage complaints, enquiries, and escalations, ensuring timely resolution.
  • Provide operational and compliance reporting to senior stakeholders.
  • Support procurement, budget forecasting, and contract management activities.
  • Drive continuous improvement and identify opportunities to enhance service delivery.
  • Maintain accurate facilities, compliance, and contractor records.

Profile

  • Educated to Level 4 or above in Facilities Management, Property, Building Services, Construction, or a related discipline.
  • Proven experience managing facilities management services within residential or mixed-use environments.
  • Strong understanding of health & safety legislation and facilities management best practice.
  • Experience managing both hard and soft FM contracts.
  • Knowledge of building compliance requirements including fire, asbestos, water, and electrical safety.
  • Experience working within occupied residential buildings.
  • Strong stakeholder management and customer service skills.
  • Experience managing budgets, procurement activities, and service charge expenditure.
  • Working knowledge of the Building Safety Act and residential compliance requirements.
  • NEBOSH, IOSH, or equivalent health & safety qualification.
  • Membership of IWFM, IOSH, RICS, CIOB, or a similar professional body would be advantageous.
  • Excellent communication and organisational skills.
