Job Description

We are seeking an experienced Senior Facilities Manager with a strong facilities management background and, ideally, an engineering qualification or technical background, to support the day-to-day operation of a prestigious, high-end residential development in London.

This is a hands-on, resident-focused role where you will play a key part in maintaining the development to exceptional standards, ensuring the estate operates safely, efficiently and seamlessly, while delivering a consistently high level of service to residents and visitors.

Previous experience working within a large, complex and high-end residential development is essential.

The Role

Reporting to and supporting the Development Manager, the Senior Facilities Manager will oversee day-to-day facilities operations, planned and reactive maintenance, contractor performance, compliance and estate presentation.

You will provide a strong on-site presence, build effective relationships with residents, contractors and on-site teams, and ensure communal areas, building systems and services are maintained to the highest standards.

Key Responsibilities

Building & Estate Management

  • Carry out regular inspections of communal areas, identifying defects and ensuring high standards of cleanliness, presentation and safety.
  • Manage and monitor contractors, including M&E providers, ensuring performance, quality and safe working practices are maintained.
  • Coordinate planned and reactive maintenance, working closely with the Development Manager to ensure works are completed efficiently and to the required standard.
  • Maintain accurate compliance and maintenance records using internal systems.
  • Carry out and oversee routine system testing, including emergency lighting, fire alarms, smoke vents and lift emergency communication systems.
  • Assist the Development Manager with budgeting, contract reviews, lease compliance and refuse management.

Maintenance & Repairs

  • Obtain quotations and raise work orders in line with internal procedures.
  • Coordinate reactive repairs from initial instruction through to completion.
  • Follow up on emergency repairs arising outside normal working hours.
  • Keep residents informed of repair progress and ensure appropriate communication through to resolution.

Resident Services

  • Provide a visible and approachable on-site presence for residents, acting as a key point of contact for communal issues, complaints and emergencies.
  • Monitor resident move-ins and move-outs, helping to minimise damage, disruption and impact on communal areas.
  • Deliver a consistently professional and customer-focused service to residents and visitors.

Team & Contractor Management

  • Support the development and review of cleaning and security scopes of work.
  • Assist with staff inductions, training and ongoing development.
  • Support the supervision and performance management of security, cleaning and other on-site teams.
  • Assist with annual appraisals and staff development.
  • Promote and uphold the estate's policies, procedures and operational standards.

About You

We are looking for an experienced facilities professional who is confident working within a prestigious residential environment and is comfortable balancing technical, operational and customer-facing responsibilities.

Essential Experience

  • 4+ years' facilities management experience within a high-end or prestigious residential development.
  • Previous experience within a large, complex residential estate is essential.
  • Strong experience managing contractors and external service providers.
  • Proven ability to lead, mentor and support on-site teams.
  • Strong understanding of planned and preventative maintenance, including SFG20 standards.
  • Strong knowledge of Health & Safety requirements.

Desirable

  • Strong engineering or technical background.
  • NEBOSH General Certificate or willingness to achieve this within the first year.
  • IWFM, TPI or equivalent property/facilities management qualification, either already held or currently being worked towards.
