Are you an experienced facilities professional looking for the opportunity to take ownership of your own site and client relationship?

We're recruiting a Facilities & Contracts Manager to oversee the day-to-day delivery of a facilities maintenance contract across an impressive residential estate in Blackheath.

This is an excellent opportunity for either an established Facilities Manager or a strong Facilities Supervisor / Assistant Facilities Manager who is ready to take the next step.

You don't need to be an engineer.

What we're looking for is someone who understands how buildings and maintenance services operate, knows how to keep PPM and compliance activities on track, and has the confidence to build a strong relationship with the client.

Most importantly, you'll be someone who takes ownership and makes sure things get done.

Based predominantly from your own onsite office in Blackheath, you'll become the main point of contact for the client and take responsibility for the smooth day-to-day running of the maintenance contract.

You'll work closely with an experienced onsite maintenance team as well as engineers, specialist contractors and a supportive Head Office operation.

Your responsibilities will include:

• Taking day-to-day ownership of the facilities maintenance contract
• Acting as the main onsite point of contact for the client
• Overseeing planned preventative and reactive maintenance
• Keeping PPM and statutory compliance requirements on schedule
• Coordinating engineers and specialist contractors
• Following outstanding works and remedial actions through to completion
• Managing and coordinating two experienced onsite maintenance operatives
• Carrying out regular site and building checks
• Attending regular client meetings and providing clear progress updates
• Maintaining accurate maintenance and compliance records
• Identifying issues early and ensuring appropriate action is taken
• Providing occasional oversight of a smaller nearby site

You'll ideally already have experience within facilities management, property maintenance, estates, building services or a similar environment.

• Estates Manager / Supervisor

Previous experience coordinating PPM, reactive maintenance, contractors and compliance activities will be important.

You'll also need enough practical building-services knowledge to understand common maintenance issues and recognise when specialist engineering support is required.

However, this is not an engineering position and you aren't expected to personally repair or maintain specialist equipment.

Formal FM, health & safety or technical qualifications would be beneficial but aren't essential.

The client relationship is a major part of this position.

You'll be dealing directly with experienced property and estates professionals, so we're looking for someone who is confident, professional and comfortable taking responsibility.

You don't need to know the answer to every technical problem.

You do need to be the person who recognises an issue, establishes what needs to happen next, gets the right people involved and makes sure it gets resolved.
