Build Recruitment are proud to be working exclusively with a rapidly growing regional contractor who are looking to appoint an experienced Small Works Manager to establish, develop and ultimately lead a brand-new Small Works division.

This is far more than a traditional Small Works Manager role. You will have the opportunity to build a division from the ground up, develop a team, win new work, establish key client relationships and take full responsibility for the commercial and operational performance of the business unit.

We are looking for an ambitious construction professional who has the experience, contacts and commercial drive to make this division a success.

The Opportunity

Working closely with the senior leadership team, you will have significant autonomy to shape the division, develop its strategy and drive growth across the Exeter and wider Devon/South West market.

You'll be responsible for everything from winning the work and developing client relationships through to delivery, profitability and team performance.

This is an excellent opportunity for someone who is ready to step into a position where their experience and commercial ability can have a direct and visible impact on the growth of the business.

Key Responsibilities
  • Establish, develop and lead the company's new Small Works division.

  • Build and manage a high-performing team as the division grows.

  • Develop and maintain strong relationships with existing and prospective clients.

  • Utilise your industry network to identify and secure new opportunities.

  • Proactively tender for small works projects and develop a healthy pipeline of work.

  • Take overall responsibility for the successful delivery of projects from tender through to completion.

  • Manage contracts, programme, resources, subcontractors and commercial performance.

  • Take full ownership of the division's P&L, budgets and financial targets.

  • Set clear objectives and performance targets for the team.

  • Monitor project performance, costs, margins and delivery.

  • Ensure projects are delivered safely, efficiently and to the required quality standards.

  • Deal confidently with contractual issues, variations and disputes where required.

  • Lead recruitment as the division expands and develop a strong team culture.

  • Identify opportunities to improve processes, profitability and customer service.

  • Report regularly to the senior leadership team on performance, pipeline and future growth.

What We're Looking For

We're keen to speak with experienced Small Works Managers, Contracts Managers, Project Managers or similar construction professionals who are looking for the opportunity to take ownership of something and build it.

You'll ideally have:

  • A strong track record managing small works, maintenance, refurbishment or similar construction projects.

  • Proven experience managing contracts and delivering projects commercially.

  • A strong understanding of budgets, margins and P&L responsibility.

  • Excellent client-facing and business development skills.

  • An established network of contacts and potential clients within the sector.

  • Strong leadership and team management experience.

  • The commercial confidence to tender, negotiate and secure new work.

  • Relevant construction management qualifications.

  • A full UK driving licence.
