Job Description

Hill & Hill Recruitment are seeking a Major Works Project Manager to work with one of our Local Authority clients based in London.

Key Responsibilities

  • You will play a key role in the delivery of a major housing refurbishment programme, taking responsibility for day-to-day client-side project management and ensuring projects are delivered effectively, within budget and in accordance with contractual requirements.
  • The role will involve managing budgets, consultants, contractors and key stakeholders, while providing regular reporting and recommendations to senior management.
  • You will lead and attend site meetings, monitor project risks and issues, review Clerk of Works reports and oversee change management, ensuring appropriate actions are taken to maintain programme and quality.
  • You will work closely with internal Housing, Asset Management, Landlord Services and Lettings teams, as well as Employers Agents, contractors and other external consultants.
  • You will have a key role in supporting the Council's voids programme, working with voids contractors to proactively resolve issues preventing properties from being completed and returned for letting.
  • You will maintain project and voids information, provide regular updates on progress and financial performance, and ensure accurate records are maintained.
  • The role will also involve supporting stock condition survey activity, reviewing reports, identifying any immediate remedial requirements and coordinating with internal teams on the management and transfer of survey data.
  • You will be expected to undertake an initial project audit and due diligence, engaging with key project stakeholders and providing clear findings and recommendations to senior management.

Your Experience

  • Significant experience working as a Project Manager within a Local Authority, social housing or property environment.
  • Strong experience delivering housing refurbishment, capital works or property improvement programmes.
  • Proven experience of managing contractors, consultants and multiple stakeholders in a complex client-side environment.
  • Experience managing project budgets, purchase orders, consultant fees and financial reporting.
  • Strong understanding of project risks, issues, change management and contractual requirements.
  • Experience working alongside Clerk of Works, Employers Agents and main contractors, with the ability to monitor quality and programme performance.
  • Experience working on social housing voids, including contractor management, handovers, inspections and resolving issues preventing properties from being returned to letting.
  • Good understanding of housing asset management and/or stock condition surveys would be advantageous.
  • Excellent communication, organisational and problem-solving skills, with the ability to provide clear recommendations and updates to senior management.
  • The ability to work autonomously while collaborating effectively with internal teams and external stakeholders.
