Building Manager
We are seeking an experienced and highly motivated Building Manager to join a leading managing agent overseeing the delivery of all hard and soft services at a prestigious commercial property in Manchester.
This is a site based role requiring a presence 5 days / week.
The Role
You will be responsible for ensuring exceptional building performance, outstanding occupier experience, statutory compliance, contractor management, and service excellence. This is an exciting opportunity for a proactive facilities professional who thrives in a client-facing role and enjoys managing high-profile commercial assets.
Key Responsibilities
- Manage the day-to-day operation of all hard and soft FM services across the building.
- Monitor contractor performance through KPI-driven performance management processes.
- Lead service charge budget preparation and ongoing budget management.
- Raise and manage work orders, purchase orders, and service contracts.
- Conduct regular property inspections and produce comprehensive management reports.
- Build strong relationships with occupiers through regular meetings and engagement initiatives.
- Develop and implement business continuity and emergency evacuation plans.
- Ensure all landlord and tenant works are completed safely and in accordance with statutory requirements.
- Drive compliance through the management of health, safety, and regulatory documentation.
- Oversee planned preventative maintenance programmes and reactive maintenance activities.
- Promote ESG initiatives and support sustainability objectives across the asset.
- Manage onsite teams, supporting training, development, and performance improvement.
Person Specification
- Minimum 3 years' experience in a Building Management role.
- Strong understanding of Managing Agent responsibilities.
- Experience managing prestigious or "trophy" commercial assets.
- NEBOSH / General Certificate (desirable) IOSH Managing Safely qualification.
- Strong knowledge of commercial landlord and tenant relationships.
- Excellent knowledge of raising / managing service charge budgets
- Experience managing hard and soft service contracts.
- Excellent client and stakeholder management skills.
- Strong knowledge of health and safety compliance.
- Experience implementing ESG initiatives within commercial properties.
- Ability to work independently and lead site operations with minimal supervision.
- Membership of IWFM (formerly BIFM), IOSH, or a relevant professional body.
- Experience managing onsite teams or third-party service providers.
- Experience working with compliance and facilities management systems.
Salary / Package
- 40,000 - 45,000
