I'm currently working with a well-established residential property business looking to appoint an experienced Lettings Manager to oversee the full tenancy lifecycle across a high-quality portfolio.
This is an excellent opportunity for someone with a strong background in lettings and property management who enjoys building lasting tenant relationships while ensuring properties are managed efficiently, compliantly, and to a high standard.
Manage property listings across marketing platforms and lettings portals.
Respond to enquiries via telephone, email, online platforms, and in person.
Arrange and conduct property viewings.
Negotiate tenancy offers within agreed commercial parameters.
Progress tenancies from offer through to completion.
Carry out referencing and Right to Rent checks.
Prepare tenancy documentation and agreements.
Collect and register tenancy deposits.
Issue welcome packs and all pre-tenancy documentation.
Maintain accurate records using property management software.
Coordinate move-ins, move-outs, and key management.
Complete pre-move-in property inspections.
Arrange professional cleaning and any required remedial works before occupation.
Coordinate inventory check-ins.
Ensure all tenancy documentation and deposits are finalised prior to move-in.
Build and maintain strong relationships with residents, delivering an excellent customer experience.
Conduct routine property inspections and prepare detailed reports with photographs.
Carry out rental reviews in line with current market conditions and legislation.
Negotiate rent increases where appropriate.
Keep tenancy records, financial information, and property data up to date.
Monitor rent payments and assist with arrears management.
Coordinate utility transfers and meter readings.
Act as the first point of contact for maintenance enquiries.
Liaise with the maintenance team and external contractors to ensure repairs are completed efficiently.
Coordinate specialist contractors where required.
Ensure all statutory compliance requirements remain up to date, including:
EPCs
EICRs
PAT Testing
HIU servicing
HMO licensing (where applicable)
Current rental legislation
Assist with insurance administration and claims.
Coordinate tenant check-outs and final inspections.
Arrange utility transfers and final meter readings.
Organise inventory check-outs.
Manage deposit returns and any deductions where appropriate.
Coordinate remedial works, cleaning, and maintenance to prepare properties for re-letting.
You'll ideally have:
Previous experience in a Lettings Manager, Senior Lettings Negotiator, Property Manager, or similar role.
Strong knowledge of the residential lettings process from instruction through to tenancy end.
A good understanding of current lettings legislation, including Right to Rent and the Renters' Rights reforms.
Excellent customer service and relationship management skills.
Strong organisational skills with the ability to manage multiple priorities.
Experience using property management systems such as Qube, Reapit, Alto, MRI, or similar (desirable).
Excellent communication and negotiation skills.
A proactive approach with strong attention to detail.
