A brand-new residential development is about to break ground in one of Surrey's most desirable villages, surrounded by countryside, historic market towns and excellent commuter links. This is a flagship scheme of approximately 270 traditionally built homes where quality has been placed at the centre of every decision before construction has even begun.

This is an opportunity to take ownership from the very beginning.

As the No.1 Site Manager, you'll be getting involved during the pre-development stage, helping shape the project before the first foundations are poured. Working closely with an experienced Contracts Manager, you'll build your team, establish standards from day one and lead the delivery of a development that is expected to compete for NHBC Pride in the Job recognition.

The site will have a strong subcontractor team, allowing you to focus on what you do best-leading people, maintaining exceptional standards and delivering quality homes safely and efficiently.

You'll be responsible for:

• Leading the site from commencement through to completion.
• Driving exceptional build quality and maintaining first-class NHBC standards.
• Creating a positive, organised and well-managed site culture.
• Mentoring Assistant Site Managers and future leaders within the business.
• Working closely with Technical, Commercial and Customer Care teams throughout the build programme.
• Ensuring health, safety and environmental standards remain exemplary.
• Building a development, you can genuinely be proud to put your name to.

We're looking for someone who:

• Has proven experience as a No.1 Site Manager delivering traditional housing developments.
• Has an excellent understanding of NHBC standards and quality-led construction.
• Is a strong leader who develops people as well as programmes.
• Enjoys creating well-run, organised sites where standards never slip.
• Can confidently manage programmes, subcontractors and expectations.
• Ideally has experience contributing during the pre-construction or pre-development stages of a project.
