PART ONE ABOUT THE ROLE Winchester College has an exciting opportunity to appoint a Painter & Decorator starting as soon as possible. The school has in its care an extraordinary range of buildings from chapels and classrooms to a swimming pool and science laboratories; from the fourteenth century to the twenty-first. The list currently embraces 11 Boarding Houses and over 100 staff houses. This built environment is maintained and improved by the Works Department under the direction of the Estate Bursar, who also manages the capital projects. The Works Department has staff of around 30 operatives and is supported by various office staff.   The department operates out of a new purpose-built facility in Norman Road. PART TWO RESPONSIBILITIES OF THE PAINTER & DECORATOR Key Responsibilities To carry out all aspects of painting & decorating work on the College’s varied building stock as part of an in-house multi-disciplined maintenance team. The postholder will carry all aspects of painting & decorating work on refurbishment, cyclical maintenance projects and day-to-day re-active works all under the supervision of a Supervisor/Manager.  The Painter and Decorator will be responsible for preparing, finishing, and maintaining internal and external surfaces to a high standard. The role will ensure that all works to the various college building are completed safely, efficiently, and with excellent attention to detail. Reporting Lines This role will report to the Works Project Manager PART THREE PERSON SPECIFICATION AND KEY QUALITIES Professional Experience Experience will be by qualification or time served or a combination of both.  Specific experience with listed buildings and traditional skills is advantageous, but not essential. Must be an experienced Painter & Decorator who will be able to work unsupervised as well as within a team. Strong knowledge of painting techniques, materials, and surface preparation. Ability to read and interpret drawings or specifications. Good colour vision and attention to detail. Competent in wallpapering and specialist finishes (e.g., glossing, spraying, textured coatings). Induction and Continuous Training and Development The school is fully committed to the induction, training and development of all our staff, with staff supported to grow and reach their full potential. We deliver a range of training, run by both our own staff and external providers, varying from highly practical First Aid courses to seminars and learning lunches on many aspects of teaching and learning. There is an annual cycle of appraisal offering the opportunity to reflect on professional practice and development opportunities. The school also offers a wide range of apprenticeships supporting staff development and progression. Pension and Life Cover On employment, employees will be auto-enrolled into the College’s pension scheme according to legislative thresholds. Those who are not eligible for auto-enrolment may still elect to join the College’s pension scheme. Initially, when joining the College’s pension scheme, employees will become a member of the College’s Group Personal Pension Plan (GPP). For this Plan, known as Tier 1, the employee contributes 4% and the employer 3%. An opportunity has arisen for a Lettings Property Manager to join a well-established company offering estate agency, letting, legal, and mortgage services, alongside regulated support for buying, selling, and property management. As a Lettings Property Manager, you will be managing a portfolio of residential properties while providing a reliable service to landlords and tenants. This role offers a competitive salary and benefits. You will be responsible for: Managing a portfolio of residential properties and acting as the main point of contact for landlords and tenants. Responding to tenant enquiries, complaints and property-related matters in a timely manner. Arranging maintenance and repair work with approved contractors. Instructing contractors, obtaining quotations where necessary and monitoring completed works. Managing tenancy administration, including property move-ins, move-outs and tenancy amendments. Ensuring properties are managed in line with relevant Scottish legislation and regulatory requirements. Keeping property records and management systems accurate and up to date. Preparing property reports and providing regular updates to landlords. Supporting the wider property management team with day-to-day administrative and operational duties. The candidates from the following background will be considered: Lettings Property Manager, Property Manager, Lettings Manager, Residential Property Manager, Property Management Officer, Tenancy Manager, Portfolio Manager, Lettings Coordinator, Lettings Consultant or in a similar role. What we are looking for Approx. 2 years of experience within residential property management, lettings, housing or a related environment. Strong understanding of customer service and the ability to build positive relationships with landlords, tenants and contractors. Experience managing multiple tasks, prioritising workloads and working to deadlines. Good working knowledge of Microsoft Office applications. A sound understanding of property maintenance. A full UK driving licence and access to your own car. Desirable: ARLA Level 6, or an equivalent Scottish Residential Letting & Property Management qualification, (training can be provided to achieve the qualification) Knowledge of Scottish residential tenancy legislation, including the Scottish Government Private Residential Tenancy framework. Housing Manager: London There are about 2,000 LGBTQI people claiming asylum in the UK every year because of their sexuality, gender identity or intersex status. When they come to the UK they are still not safe. They are often abused in refugee accommodation by other refugees who come from the same or similar countries to the one they are escaping; they become homeless and depressed; and they are rejected by their ethnic community and live in poverty. Our work also shows a dramatic need for employability and moving on support. When LGBTQI asylum seekers are granted refugee status, they are often given only 28 days to find new accommodation and a job. 28 days are not enough to prepare for a new life in a new country. This is a critical point for many refugees: without the right support they are at risk of homelessness, exploitation and depression. The job involves managing up to 16 safe houses in London and the South East (pro-rata for part-time workers) and visiting them weekly, managing complex-needs cases, meeting with LGBTQI asylum seekers on a regular basis to establish their suitability to access Micro Rainbow's programmes. It also involves supporting them while they live in Micro Rainbow's safe houses and to move on from our safe houses into permanent accommodation. The ideal candidate is someone who is passionate about equality and has the ability to connect and empathise with vulnerable people whilst maintaining strict professional boundaries.
