We are currently recruiting for an experienced Freelance Quantity Surveyor with a strong background in façade cladding and building envelope packages to join a reputable subcontractor delivering high-quality residential and commercial projects.

This is an immediate start, long-term freelance opportunity, taking full commercial responsibility for a new residential scheme in central Manchester.

The Role

Reporting directly to the Commercial Director, you will be responsible for the full commercial management of a live residential project.

Key duties will include:

• Full QS responsibility for façade and building envelope packages
• Managing valuations, variations, cost reporting, and final accounts
• Liaising with design teams, Tier 1 contractors, and subcontractors
• Supporting procurement and commercial negotiations
• Working closely with site teams and operations to ensure successful delivery
• Ensuring commercial compliance and project profitability

Requirements

• Extensive experience as a Quantity Surveyor within façades and building envelope subcontracting
• Strong commercial acumen with proven cost management and negotiation skills
• Good working knowledge of construction contracts
• Proven track record working with reputable subcontractors
• Available for an immediate start
