Cut & Carve Office-to-Hotel Conversion Central London
£100m+ Project Value

We're partnering with a leading construction business to appoint an experienced Design Manager for a major cut & carve office-to-hotel conversion in Central London.

This is a technically challenging project, ideal for a Design Manager who thrives in complex refurbishments, heavy structural alteration, and close coordination between design, construction, and specialist subcontractors.


The Project

  • £100m+ cut & carve conversion

  • Existing office building converted into a hotel

  • Central London location

  • Significant structural alteration and refurbishment

  • Pre-construction and delivery involvement


The Role

You'll manage and coordinate the design process from PCSA through delivery, working closely with the Project Manager and wider team. The role spans pre-construction, statutory compliance, and on-site delivery, with a strong focus on design coordination, risk management, and quality.


Key Responsibilities

  • Managing and coordinating the design team through Stage 2-4 design

  • Remaining involved through Stage 5, including subcontractor design coordination

  • Supporting pre-construction activities such as planning conditions, BREEAM, surveys, and consultant appointments

  • Developing and maintaining key design controls, including:

    • Design Responsibility Matrix

    • Information Release Schedule

    • Design Programme

    • Risk Register

  • Managing document control systems, workflows, and drawing uploads

  • Ensuring quality management procedures are followed

  • Supporting compliance with Building Safety Act requirements, including Gateway 2 (desirable)

  • Developing and maintaining the golden thread of information


What We're Looking For

  • Proven Design Management experience on cut & carve or major refurbishment projects

  • Strong understanding of design coordination through both pre-construction and delivery

  • Experience working on complex, high-value projects in London

  • Familiarity with Building Safety Act requirements is highly desirable

  • Proficient in Aconex and Fieldview

  • Highly organised with strong communication and stakeholder management skills
