Property Manager - Block Management

Job Title: Property Manager
Department: Block Management
Location: Wickford, Essex
Reports To: Lead Property Manager
Salary: 35,000 - 42,000 per annum
Hours: Monday - Friday, 09:00 - 17:00
Work Pattern: Office-based (5 days per week), with one day dedicated to onsite inspections
Benefits:

• 25 days annual leave (increasing to 30 days with service)

Role Purpose

To manage a portfolio of residential blocks, ensuring developments are maintained to a high standard and client expectations are met. The role involves working closely with the Block Management Team, including two Property Assistants and a Property Administrator, while providing support to the Lead Property Manager.

Key Responsibilities

1. Respond effectively and promptly to client queries and requests.
2. Prepare and manage budgets for assigned developments, ensuring cost efficiency.
3. Escalate complex issues to the Senior Manager as required.
4. Liaise professionally with clients, contractors, and colleagues to maintain strong working relationships.
5. Ensure developments are managed in compliance with relevant legislation and company standards.
6. Provide general office support and clerical duties as needed.
7. Conduct onsite inspections and report findings accurately.
8. Budget planning and cost budgeting

Experience & Qualifications:

• Previous experience in block management is essential.
• At least one relevant qualification (e.g., IRPM, ATPI) etc or willingness to achieve this within a reasonable timeframe.
