Damp and Mould Surveyor (Interim Contract)Location: Dorset region (covering local authority and social housing properties)
Contract Type: Interim / Temporary (initial 6-12 months, with potential for extension)
Rate: £350 - £450 per day (depending on experience, via umbrella or LTD company)
Start Date: ASAPAbout the RoleWe are seeking an experienced Damp and Mould Surveyor to support a local authority/social housing provider in addressing damp, mould, and condensation issues across their housing stock in the Dorset region. This is a critical role focused on ensuring resident safety, compliance with housing regulations (including Awaab's Law and the Housing Health and Safety Rating System - HHSRS), and delivering high-quality remedial solutions.The successful candidate will work independently, conducting surveys in tenants' homes and communal areas, diagnosing issues, specifying works, and overseeing remediation to completion.Key Responsibilities
  • Conduct thorough inspections and surveys of properties to identify and diagnose causes of damp, mould, and condensation (including rising damp, penetrating damp, and lifestyle-related factors).
  • Assess hazards under the HHSRS framework and prioritise cases based on severity and health risks.
  • Produce detailed reports, schedules of work, and specifications for remedial actions.
  • Specify and oversee necessary repairs, including coordination with contractors for works such as ventilation improvements, repairs to building fabric, and mould removal.
  • Manage cases from initial survey through to post-inspection and sign-off, ensuring timely resolution in line with regulatory timescales.
  • Provide clear advice and education to residents on preventing recurrence (e.g., ventilation, heating, and lifestyle adjustments).
  • Liaise with housing teams, contractors, and other stakeholders to ensure effective case management and high levels of customer satisfaction.
  • Maintain accurate records and contribute to performance reporting on damp and mould cases.
Essential Experience and Qualifications
  • Proven experience as a Damp and Mould Surveyor or Building Surveyor, ideally within social housing, local authority, or registered provider environments.
  • Strong knowledge of building pathology, including common causes of damp and mould, and effective remediation techniques.
  • Experience applying the HHSRS for hazard assessments.
  • Familiarity with relevant legislation, including the Social Housing (Regulation) Act, Awaab's Law, and building regulations.
  • Excellent diagnostic skills, with the ability to differentiate between structural defects and condensation-related issues.
  • Strong communication skills, with experience engaging sensitively with residents.
  • Full UK driving licence and access to a vehicle (mileage reimbursed).
Desirable
  • Relevant qualification (e.g., HNC/HND in Building Surveying, or equivalent experience).
  • Certification such as CSTDB (Certificated Surveyor in Timber and Dampness in Buildings) or similar.
  • Experience managing contractors and budgets for remedial works.
