Quantity Surveyor

Overview
We are seeking an experienced Quantity Surveyor to join a busy commercial team responsible for managing costs across Capital Projects and Repair & Maintenance works. You will play a crucial role in maintaining positive cash flow, ensuring commercial accuracy, and producing high-quality financial and contractual documentation for both clients and the supply chain.
This position requires strong commercial acumen, excellent communication skills, and the ability to build effective relationships with residents, contractors, client representatives, and internal teams.
Key Responsibilities
Commercial & Financial Management
- Manage Capital Works projects from tender award through to final account, ensuring the organisation is not commercially exposed.
- Prepare accurate quotations, support tender processes, and assist with project administration where required.
- Monitor and maintain cash flow, including resolving payment issues and chasing outstanding certificates/monies.
- Produce monthly Cost Value Reconciliations (CVRs), forecasts, and financial reports within required timeframes.
- Comply with all financial controls and reporting requirements.
- Prepare and submit monthly client applications, agree valuations, and finalise accounts.
- Develop rates for non-standard items where required.
Subcontractor & Supply Chain Management
- Procure subcontractors and prepare subcontract orders, ensuring all supporting contractual documentation is in place.
- Manage and update the Subcontractor Order Schedule.
- Validate and authorise subcontractor applications for payment through site measurement and supporting evidence.
- Identify the need for new subcontractors and manage their approval and appointment.
- Review and manage information received from internal delivery teams and the supply chain.
Project & Operational Support
- Build and maintain strong working relationships with residents, contractors, subcontractors, and client representatives.
- Attend regular client meetings to review project progress and support strategies to reduce work-in-progress.
- Work with the operations team to monitor work quality and ensure corrective actions are taken when standards are not met.
- Organise, plan, and manage annual programmes of work with the operations team.
- Produce project-specific documentation such as AMP reports where required.
Compliance, Health & Safety & Quality
- Ensure full compliance with relevant Health & Safety legislation and internal procedures.
- Carry out routine site audits and report any hazards, incidents, or non-compliance.
- Ensure variations are clearly specified, recorded, and electronically logged before commencement.
- Maintain robust electronic and paper filing systems suitable for audit.
- Ensure all contractual obligations, notices, and provisions are followed.
Communication & Reporting
- Provide monthly project status reports covering progress, commercial matters, cash flow, and any issues arising.
- Liaise with client representatives and quantity surveyors to ensure clarity around specifications and approvals.
- Attend site meetings with stakeholders and residents when required.
- Support continuous improvement, innovation, and best practice within the commercial team.
