Job Description

We are seeking a skilled and proactive Building Surveyor to support the effective management of our social housing stock, with a particular focus on void properties and quality compliance.

Description

Void Inspections

  • Inspect void properties to assess condition and specify required works in line with the Birmingham Empty Properties Standard.
  • Prepare schedules of work, cost estimates, and ensure timely delivery of void turnaround programmes.

Quality & Compliance Audits

  • Carry out quality audits on completed void and repair works to ensure compliance with standards and specifications.
  • Identify non-compliance and work with contractors to implement corrective actions.

Financial Audits

  • Audit completed works for accuracy and value for money in line with the M3NHF Schedule of Rates.
  • Validate contractor claims, variations, and valuations to ensure cost compliance.

Contractor & Project Oversight

  • Liaise with contractors and internal teams to monitor performance, quality, and delivery timescales.
  • Support performance reviews and continuous improvement initiatives.

Health, Safety & Reporting

  • Ensure all inspections and works comply with health and safety and CDM regulations.
  • Maintain accurate records, inspection reports, and audit findings for management reporting.

Profile

A successful Voids Surveyor should have:

  • A relevant qualification in construction or a related field.
  • Experience of M3NHF Schedule of Rates
  • Experience in property inspection and maintenance within the public sector.
  • Knowledge of building regulations and health and safety standards.
  • Strong organisational and project management skills.
  • Excellent communication and stakeholder management abilities.
  • Proficiency in using relevant software and tools for reporting and record-keeping.
  • The ability to work independently and make informed decisions.
