Building Surveyor - BCP Homes (Facilities Management)
Location: BCP area (Civic Centre / Dalling Road + site visits)
Contract: Initial 6 months, Inside IR35
Hours: 37 hours per week
Rate: £34.08 per hour (via umbrella)
Start: ASAP
The Opportunity
Join the BCP Homes FM Team delivering planned and cyclical works across the council's housing stock. You'll lead on surveys, specifications, procurement and contract administration-making sure projects land on time, on budget and to a high standard, with resident safety and satisfaction at the core.
What You'll Do
Manage external and in-house contractors for planned, responsive and cyclical maintenance and refurbishment projects.
Carry out pre/post inspections, diagnose building defects and prepare budget estimates.
Produce drawings, specifications and tender documentation in line with current legislation and good practice.
Lead procurement activities and appoint suitably accredited contractors.
Administer contracts (verification of works, valuations, payments) to council procedures.
Oversee delivery to agreed quality, cost and time requirements; track KPIs with a strong H&S focus.
Undertake building and systems surveys; identify repair/refurb needs and recommend schemes.
Prepare and submit approvals (Building Regulations, Planning, structural calcs) as required.
Maintain accurate asset and project records to support consultation, audits and legal processes.
Liaise with residents, members and external bodies; represent the team at meetings and events.
About You
Degree (or significant equivalent experience) in Building Surveying / Construction Management, ideally with a relevant professional qualification (e.g., MCIOB/MRICS).
Strong contract & project management capability, including cost/quality control and programme delivery.
Advanced knowledge of construction regulations, building standards and health & safety legislation.
Proven experience across planned/cyclical programmes, responsive repairs and small improvement projects within housing/FM.
Confident communicator able to plan workload, manage competing priorities and direct contractor teams.
Working Arrangements
Base: BCP Civic Centre or Dalling Road, with travel across the BCP area for site inspections/meetings.
