The Person:

The role will require experience with materials procurement and ideally you will have subcontract procurement experience.
This will be an ideal role for someone with a few years of experience either with a main Developer/Contractor or a Specialist Contractor with a working knowledge of timber purchase as this will be used for the joists, roofs etc.
You will ideally have a good knowledge of Timber and a Main Developer/Contractor background with a track record of successful negotiating

* Maintain all cost control procedures working within the guidelines set out within the Group policies and procedures

* Be able to control all commercial tasks and responsibilities on large Sites, including those in excess of 200 units

* Compile Site Start budget, liaising with all Departments to ensure document is completed on time to allow the construction to commence, and Sales to start marketing
* Lead the value engineering, including updating Group and Regional site review documents, to ensure we achieve best value
* Maintain budget control throughout development; and manage cost overruns within contingency levels
* Complete accurate costing for each aspect of site development
* Analyse and report on costs and cash flow using the support systems available
* Prepare tenders and procure sub-contractors, goods and materials, using Group Procedures
* Compile subcontractor recommendations for approval

- Carrying out unit inspections at various stages of the build process.
- Writing lists of defects and issuing non-conformance notices to subcontractors (usinh Snag-R and then issuing via email).
- Meeting with contractors to discuss programme and to set target dates for works to be completed by.
- Ordering any non-supply and fit materials for works to be completed.
- Liaising with the Customer Care Team to schedule inspections of units that have been signed off as ready for quality control inspection.
- Liaising with the NHBC / Building Control to pick up any final snag items where necessary.
- Progress reporting back to the Senior Site Team.
- Maintaining accurate detailed reports.
- Communicating with home buyers / client reps as and when required, feeding back to the Customer Care Team on issues that may arise once occupation has taken place.
- Coordinating with contractors or internal multitrader to complete all post completion defects lists.
