Senior Quantity Surveyor Role: The Senior Quantity Surveyor is required to provide commercial support to the project team, maintaining commercial information and ensuring compliance with contractual requirements and ensure my clients objectives are achieved. An exciting opportunity for a Senior Buyer with a construction background to join a family run principal contractor who specialise in internal and external high-end restoration and refurbishment for London's Great Estates.
Are you a Buyer from a Construction background looking for your next challenge? Are you looking to be involved with unique one-off properties? Are you looking to work for a well-established company who have a good pipeline of work?
This family run Principal contractor was established over 45 years ago, they specialise in Refurbishment and Restoration works for Landlords, Property Management companies and London's Great Estates. They currently have framework agreements with their clients which ensures they have a good pipeline of work for the next 10 years at least. They work on some of London's most prestigious, unique projects which means no day is the same. The business has maintained 10% growth year on year and plan to continue this by making sure they are constantly being a forward-thinking company and adapting the service they offer, most recently they have started doing more cladding refurbishment works in light of the new regulations.
This is a great opportunity for a Senior Buyer who is looking to take a managerial role whilst joining a well-established principal contractor with a strong pipeline of work and the opportunity to work on one off Prime projects in London.
Reporting to the Director you will be , sourcing and ordering materials, building good relationships with the currently supply chain, negotiating current rates, identifying new suppliers and building long term relationships with them, producing material costs for tender and working alongside the Buying department to manage the day-to-day order process.

This will be an ideal role for someone with a few years of experience either with a main Developer/Contractor or a Specialist Contractor with a working knowledge of timber purchase as this will be used for the joists, roofs etc.
You will ideally have a good knowledge of Timber and a Main Developer/Contractor background with a track record of successful negotiating

You will be expected to:
* Maintain all cost control procedures working within the guidelines set out within the Group policies and procedures
* Be responsible for the compilation of all weekly, monthly and quarterly reports as required
* Be aware of new materials and methods of construction which the company may employ, as well as a sound knowledge of latest regulations, codes of practice and NHBC requirements
* Ensure that subordinates receive the required training and mentorship for them to learn and thrive in their responsibilities
* Be responsible for all cost control procedures, including managing and controlling the budget and valuations by always updating the estimated final costs, and having the ability to show absolute cost and value reconciliation
* Be able to control all commercial tasks and responsibilities on large Sites, including those in excess of 200 units
* Contribute to the conceptual designs/options to ensure the design is kept within the budgeted values
* Compile Site Start budget, liaising with all Departments to ensure document is completed on time to allow the construction to commence, and Sales to start marketing
* Lead the value engineering, including updating Group and Regional site review documents, to ensure we achieve best value
* Maintain budget control throughout development; and manage cost overruns within contingency levels
* Complete accurate costing for each aspect of site development
* Analyse and report on costs and cash flow using the support systems available
* Prepare tenders and procure sub-contractors, goods and materials, using Group Procedures
* Compile subcontractor recommendations for approval
* Process Subcontract orders, payments and variations, using Excel and Group payment system (COINS) in line with Group policy and procedures
* Evaluate and agree variations and instructions, always aware of budgetary constraints, and ensuring that approval is obtained prior to agreement of variations in excess of the respective allowances
* Be aware of new materials and methods of construction which the business may employ
* Liaise with site personnel and subcontractors in order to maximise productivity
* Be aware of all codes of practice that impact on estimating e.g. Building Regulations, NHBC requirements, HSE, Code for Sustainable Homes
* Complete any other duties as required by the Managing Surveyor/Commercial Manager
To be successful in the role, we are looking for:
Qualified to HND level or higher with a valid CSCS card
Proven track record in similar role or at the level of Quantity Surveyor
Must have a full understanding of current market conditions and rates
Must be able to control cost to complete on all trades and on all provisions to ensure live cost certainly
Highly numerate with excellent attention to detail, able to gather, interpret and present data to facilitate preparation of budgets and subsequent valuations
Methodical, conscientious and organised, works to deliver high standards
Strong IT skills, working knowledge of computer systems within the commercial environment, i.e. project management/payment and valuation software
Articulate, clear and credible, and able to thrive under pressure in a fast-paced environment
Able to contribute towards the resolution of disputes, problems and cost issues
Able to work on own initiative, with the drive to take ownership of projects
Strong communication skills, the ability to build effective working relationships both internally and externally

You will be expected to:
* Maintain all cost control procedures working within the guidelines set out within the Group policies and procedures
* Be responsible for the compilation of all weekly, monthly and quarterly reports as required
* Be aware of new materials and methods of construction which the company may employ, as well as a sound knowledge of latest regulations, codes of practice and NHBC requirements
* Ensure that subordinates receive the required training and mentorship for them to learn and thrive in their responsibilities
* Be responsible for all cost control procedures, including managing and controlling the budget and valuations by always updating the estimated final costs, and having the ability to show absolute cost and value reconciliation
* Be able to control all commercial tasks and responsibilities on large Sites, including those in excess of 200 units
* Contribute to the conceptual designs/options to ensure the design is kept within the budgeted values
* Compile Site Start budget, liaising with all Departments to ensure document is completed on time to allow the construction to commence, and Sales to start marketing
* Lead the value engineering, including updating Group and Regional site review documents, to ensure we achieve best value
* Maintain budget control throughout development; and manage cost overruns within contingency levels
* Complete accurate costing for each aspect of site development
* Analyse and report on costs and cash flow using the support systems available
* Prepare tenders and procure sub-contractors, goods and materials, using Group Procedures
* Compile subcontractor recommendations for approval
* Process Subcontract orders, payments and variations, using Excel and Group payment system (COINS) in line with Group policy and procedures
* Evaluate and agree variations and instructions, always aware of budgetary constraints, and ensuring that approval is obtained prior to agreement of variations in excess of the respective allowances
* Be aware of new materials and methods of construction which the business may employ
* Liaise with site personnel and subcontractors in order to maximise productivity
* Be aware of all codes of practice that impact on estimating e.g. Building Regulations, NHBC requirements, HSE, Code for Sustainable Homes
* Complete any other duties as required by the Managing Surveyor/Commercial Manager
To be successful in the role, we are looking for:
Qualified to HND level or higher with a valid CSCS card
Proven track record in similar role or at the level of Quantity Surveyor
Must have a full understanding of current market conditions and rates
Must be able to control cost to complete on all trades and on all provisions to ensure live cost certainly
Highly numerate with excellent attention to detail, able to gather, interpret and present data to facilitate preparation of budgets and subsequent valuations

They now have a prestigious new build private build to rent accommodation scheme currently on site in London; a £30m new build, steel frame, 165 unit scheme, consisting private apartments above a mix of retail and commercial units.
The scheme is being overseeing by a strong team of long-standing operational and commercial staff including a Senior Project Manager, Senior Site Manager, Site Managers and Engineer. They now require an experienced Internals Finishing Site Manager to work within this team in London to assist the successful delivery of this prestigious scheme.
As an Internals Finishing Site Manager you will support and ultimately report into the Senior Site and Project Managers. You will be responsible for overseeing internals aspects of this project, ensuring quality & H&S standards are adhered to in conjunction with programme, to ensure successful completion of each floor, consecutively.
As such you will be experienced in working on prestigious, city centre schemes of minimum up to £20m, with an internals focus and maintaining excellent quality and H&S standards. You will have a minimum of 5 years experience operating at such level and on such schemes.
Ideally you should be a joiner by trade with a successful background of internals management.

Manage build ensuring company standards and procedures are adhered to at all times.

NVQ Level 3, 'A' Level, HNC, or equivalent qualifications or equivalent experience
Microsoft Office including Outlook, Word & Excel
