An opportunity to make your mark in a growing business Are you a Quantity Surveyor with estimating experience , or an Estimator with strong commercial/QS experience , looking for a role with more variety, responsibility and progression? This is an opportunity to join an established, family-run building contractor with many years trading history, an excellent reputation across the East Midlands and an exciting pipeline of new work. The business is growing, winning more contracts and expanding into larger premises. As a result, they are looking for an experienced commercial professional who wants to get stuck in, take ownership and grow with the business . The Role This is a genuine 50/50 QS and Estimating role , although the balance will flex with workload. You'll be involved throughout the project lifecycle, from tendering and estimating through to procurement, commercial management and final accounts , working on projects typically ranging from 25k to 4m . Experience will extend to CVRs, project forecasting and cash flow projections. Projects include refurbishment, fit-out, alteration, maintenance and new build , across public and private-sector clients. Key responsibilities Prepare detailed estimates, tender build-ups and pricing submissions. Review drawings, specifications and tender documentation. Obtain, analyse and negotiate subcontractor and supplier quotations. Ability to identify and manage contractual, financial and project risks, scope gaps, exclusions and commercial opportunities. Support tender negotiations, value engineering and public-sector bids. Manage project costs, valuations, variations, forecasting and final accounts. Manage subcontractor packages and commercial negotiations. Procurement of subcontractor and supplier packages. Produce cost-value reconciliations and commercial reports. Build strong relationships with clients, consultants, subcontractors and suppliers. Work closely with Contracts Managers and senior management to manage commercial risks and maximise opportunities. About you We're looking for an experienced, commercially minded and hands-on construction professional who can operate with a high degree of autonomy and take ownership of both estimating and commercial management, someone who is comfortable working in an SME environment where everyone gets involved. You'll ideally have: Experience as a Quantity Surveyor, Estimator or QS/Estimator within a main contractor. Strong estimating/tendering and commercial management experience including post-tender clarifications and negotiations Experience across refurbishment, fit-out, maintenance, alteration and/or new build . Experience with projects broadly within the 25k- 4m range. Strong knowledge of procurement, valuations, variations, cost control, forecasting and final accounts. Experience managing subcontractor packages and supply-chain relationships. Confidence using commercial, estimating and project management systems . Excellent communication and organisational skills. A full UK driving licence. Public-sector experience is important Experience working with NHS, healthcare, local authority, education, police, fire or other blue-light/public-sector clients would be highly advantageous. An understanding of public-sector procurement, frameworks, tenders and SQ/PQQ processes would be particularly useful. This role is unlikely to suit someone whose experience is purely residential.
