Job Description

We are seeking a hands-on Construction Manager / Lead Site Manager with a strong background in Rail Civils and Building Refurbishment to drive day-to-day site operations across high-profile station enhancement projects in East London and South Essex.

Reporting directly to the Project Manager, you will act as the operational lead on site, managing sub-contractors, trade packages, logistics, and site safety. You will focus heavily on structural building alterations, civils closeouts, snagging, and quality assurance in live rail environments.

Key Responsibilities
  • Take full operational ownership of live site delivery, managing daily logistics, trade coordination, and short-term lookahead schedules.
  • Drive the completion phase on major station refurbishment works, overseeing building finishings, snagging, quality management, and handover procedures.
  • Manage site setup, sub-contractor interface, and physical delivery for a multi-million-pound gate line and station enhancement package.
  • Ensure strict adherence to Network Rail safety, environmental, and quality compliance standards, including RAMS and site briefings.
  • Act as the key site-level contact for engineering teams, sub-contractors, and operational station stakeholders.
Key Requirements
  • Rail Experience: Proven track record as a Construction Manager or "Number 1" Site Manager delivering works on live rail infrastructure or station refurbishments.
  • Technical Bias: Strong background in Building, Civils, Structural Alterations, or Station Fit-Out (MEP package management is already established on-site).
  • Delivery Focus: Demonstrated experience taking live rail projects through to final section handovers, snagging, and client sign-off.
  • Certifications: Active PTS (Personal Track Safety) card mandatory, alongside SMSTS and Black CSCS Manager Card.
  • Mobility: Ability to travel between site locations across East London and South Essex.
