Our client is looking for an experienced and proactive Property Manager to join their team in a varied and rewarding role. This is a rare opportunity for someone who enjoys taking ownership of their portfolio and being involved in the full property management process from start to finish.
The role offers plenty of variety, responsibility and the opportunity to develop your skills across all areas of residential property management. Training can be provided in some areas for the right candidate.
The Role
You will be responsible for managing a portfolio of properties and acting as a key point of contact for landlords, tenants, contractors and building managers.
Your responsibilities will include:
- Managing properties throughout the full tenancy lifecycle.
- Managing tenant referencing and ensuring Right to Rent requirements are met.
- Preparing tenancy agreements and associated documentation.
- Managing rent reviews and tenancy renewals.
- Preparing and serving relevant tenancy notices.
- Managing deposits, including registration, deductions and releases.
- Building strong relationships with landlords and tenants and dealing with queries promptly.
- Liaising with building managers, contractors and other relevant parties.
- Arranging and overseeing maintenance and repairs.
- Instructing contractors, obtaining quotations and monitoring works through to completion.
- Dealing with urgent maintenance issues and ensuring they are resolved efficiently.
- Organising and carrying out property inspections.
- Monitoring compliance requirements and maintaining accurate statutory records.
- Managing rent arrears and taking appropriate action where required.
- Maintaining accurate financial records and property-related transactions.
- Preparing weekly client and landlord reports.
- Providing regular updates to landlords regarding their properties and any issues.
- Managing check-ins, check-outs and other property appointments.
- Dealing with tenancy issues and finding practical solutions.
- Keeping up to date with relevant property legislation and regulations.
The Ideal Candidate
Our client is looking for someone with:
- A minimum of 2 years' experience in residential property management.
- ARLA qualification would be advantageous but is not essential.
- Good knowledge of the lettings and tenancy management process.
- Understanding of referencing and Right to Rent requirements.
- Experience managing deposits, rent reviews and tenancy renewals.
- Experience dealing with landlords, tenants, contractors and building managers.
- Good knowledge of property compliance and statutory requirements.
- Experience managing maintenance, repairs and rent arrears.
- Strong numerical and financial administration skills.
- Excellent communication and interpersonal skills.
- Excellent organisational and prioritisation abilities.
- Strong attention to detail and problem-solving skills.
- The confidence to make decisions and take ownership of issues.
- A proactive approach and the ability to work effectively to deadlines.
