My client is looking for an experienced residential property manager- 1 year plus experience They are a very well established, high-end independent! Salary up to £31,000
Experience
The role would ideally suit someone with one to two years in the industry, with a broad knowledge of property management. Applicants will be able to demonstrate their ability to multi-task and tackle many files simultaneously whilst maintaining a calm demeanour and have no reluctance to handle difficult situations.
Job role-
- Being the first point of contact for tenants from when they report maintenance issues
- Coordinating and arranging maintenance works during and between tenancies
- Updating tenants and landlords on work and ongoing works schedules
- Manage move out process, assess check out reports, advise clients on proposed deductions and negotiate deposit return process between relevant parties
- Manage mid term inspections and co-ordinate any related resulting reactive works
- Monitor works orders and invoices submitted by contractors to ensure accurate payments are made on behalf of clients
- Daily emails/calls
- Providing proactive advice to landlords
- Troubleshooting maintenance issues with tenants
- Property inspections/Property reports
- Managing online maintenance portal
- Managing and Liaising with various types of contractors
- Monitor and arrange compliance inspections (EICR, GSC, EPC's etc) and arrange any resulting remedial works
- Assist HMO licencing applications and overseeing and arranging works for HMO licencing

Knowledge of CFP, Alto and Fixflow would be a bonus, though intermediate knowledge of other office software is mandatory.
