Job Title: Senior Property Manager Location: Hove Salary: Competitive Full time, Monday-Friday 9am-5pm Our client based in Hove is looking to recruit a Senior Property Manager to lead a team towards achieving the highest standards of Property Management of a varied Portfolio. Dealing with all matters associated with Tenants, Agents, Contractor and the Properties themselves. Responsibilities
- Directly manage a small portfolio of time onerous problematic properties
- Directly manage a portfolio of Irish properties and properties on the Isle of Man
- Lead with the initial refurbishment/development of new properties assigned to the Property Management team to ensure they are set up appropriately
- In depth understanding of Residential Property Management Legislation
- Remain up to date with current legislation and changes within the Sector - ensure relevant changes are implemented
- Deliver a good advertising and lettings service with the assistance of the PM Team
- A thorough understanding of residential tenancies & AST management
- Lead a small property management team to deliver and successfully manage a competitive Property Management Service - managing repairs and servicing of properties within the portfolio -ensuring that relevant certificate are obtained and essential works are completed to keep properties in a good state of repair
- Develop and effectively manage a Property Management Team - enabling staff to develop and succeed within their roles
- Ability to actively seek ways to constantly improve current service - aspiring to exceed more established competition
- Monitor costs, profitability and rents on a regular basis - ensuring that profitability is maintained throughout the portfolio and debts are managed.
- Weekly rents meeting with PM team to ensure debts are managed according to procedure and monitored appropriately within the system
- Monthly PM meeting with Finance, Director & PM Team to ensure portfolio is reviewed as a whole and any issues arising are being addressed
- Contact other companies/organisations/charities that might be interested in long term lease agreements
- Aim to streamline systems whenever possible to work and flow through the Property Management System and not alongside it
