We are looking for an experienced Project Manager / Quantity Surveyor (PM/QS) to join our team in London. This is a combined project delivery and commercial role suited to an experienced construction professional who can take responsibility for both the operational and financial management of projects from inception through to completion and final account.

Role Overview

The successful candidate will be responsible for managing construction projects to ensure they are delivered safely, on time, within budget and to the required quality standards, while maintaining strong commercial and contractual control throughout the project lifecycle.

The role requires a hands-on individual who is equally comfortable managing site teams and subcontractors, dealing with clients and consultants, and overseeing budgets, procurement, valuations, variations, cost reporting and final accounts.

Key Responsibilities

Project Management & Delivery:

  • Manage construction projects from inception through to successful completion and handover.
  • Plan, coordinate and oversee day-to-day project operations to ensure programme, budget and quality objectives are achieved.
  • Manage and coordinate site teams, consultants, suppliers and specialist subcontractors.
  • Monitor project progress against programme and take corrective action where required.
  • Attend and lead project and progress meetings with clients, consultants, subcontractors and internal teams.
  • Provide regular project updates and reports to Directors and Senior Management.
  • Identify and resolve site and project issues promptly and effectively.
  • Ensure works are delivered in accordance with drawings, specifications, contractual requirements and agreed quality standards.
  • Ensure compliance with relevant health and safety requirements and promote a safe working environment across the project.

Commercial & Cost Management

  • Take responsibility for the commercial and financial performance of assigned projects.
  • Prepare and manage project budgets, detailed cost estimates and cost plans.
  • Monitor project expenditure against approved budgets and identify potential cost overruns at an early stage.
  • Prepare cash-flow forecasts, cost-value reconciliations and regular commercial reports.
  • Identify commercial risks and opportunities and implement appropriate mitigation measures.
  • Work closely with the project team to identify cost-saving and value-engineering opportunities while maintaining required quality and performance.

Tendering & Procurement

  • Prepare and review tender documentation, Bills of Quantities (BQ), scopes of work and pricing schedules.
  • Manage subcontractor and supplier tendering and procurement processes.
  • Evaluate subcontractor and supplier quotations and prepare detailed commercial comparisons.
  • Negotiate commercial terms, scope and pricing with subcontractors and suppliers.
  • Prepare subcontract agreements and assist with the appointment of subcontractors.
  • Ensure procurement activities align with the construction programme and project budget.

Contract Administration

  • Manage both pre-contract and post-contract commercial activities.
  • Review contractual requirements and ensure project teams understand relevant commercial obligations.
  • Manage variations, valuations, interim payment applications and subcontractor payments.
  • Prepare, assess and negotiate variations and change orders.
  • Manage contractual correspondence and maintain appropriate commercial records.
  • Assist with the management and resolution of claims and contractual disputes.
  • Prepare, negotiate and agree subcontractor and project final accounts.
  • Ensure compliance with relevant contractual requirements and applicable legislation.

Reporting & Documentation

Maintain accurate and comprehensive project and commercial records.

Prepare regular project, cost and commercial reports for Directors and Senior Management.

Track project budgets, committed costs, variations, forecasts and anticipated final costs.

Maintain appropriate documentation to support valuations, variations, claims and final accounts.

Ensure project and commercial documentation is complete and audit-ready.

  • Qualifications & Experience

Bachelor's degree in Quantity Surveying, Construction Management, Civil Engineering, or another relevant construction-related discipline.

8-10 years of relevant construction industry experience, with demonstrated experience across both project management and quantity surveying/commercial responsibilities.

Proven experience managing construction projects from pre-construction through delivery, completion and final account.

Strong experience in cost management, subcontractor procurement, contract administration, valuations, variations and final accounts.

Experience managing and coordinating subcontractors, suppliers and project teams.

Experience working on residential and/or commercial construction projects in the UK.

Professional qualification or membership such as RICS, CIOB or equivalent would be advantageous but is not essential.

Candidate Profile

We are looking for a commercially minded construction professional who can bridge the gap between Project Management and Quantity Surveying.

The ideal candidate will be comfortable taking ownership of a project from both an operational and commercial perspective - managing the programme and site delivery while maintaining control of procurement, costs, contracts, variations and project profitability.

The candidate should be proactive, organised and capable of working independently while maintaining strong relationships with clients, consultants, subcontractors, suppliers and internal teams.
