So, what will you be doing?
Overseeing the day to day management of a defined property portfolio.
Identifying reactive, planned, and preventative maintenance requirements.
Instructing and coordinating approved contractors.
Monitoring the completion and quality of maintenance works.
Escalating issues that could impact property value or safety.
Carrying out routine property inspections and condition assessments.
Conducting check in, mid term, pre end, and check out inspections.
Identifying wear and tear, damage, misuse, and unauthorised alterations.
Recording detailed inspection notes and photographic evidence.
Supporting compliance with property legislation and health and safety standards.
Identifying and reporting risks relating to fire safety, gas safety, electrical safety, damp, mould, ventilation, and overcrowding.
Building positive relationships with tenants, landlords, and contractors.
Providing clear recommendations on repairs, improvements, and remedial actions.
Maintaining accurate records across property management systems.
Tracking maintenance activity, contractor performance, and job completion.
Reporting recurring issues and operational trends.
