Building Services Manager Location: Catterick Garrison Contract: 12 months Employment: PAYE only We are currently recruiting for an experienced Building Services Manager to join a major construction project at Catterick Garrison on an initial 12-month contract. This is an excellent opportunity for an experienced MEP professional to take a lead role in the delivery of building services across a complex project, with responsibility spanning pre-construction, design, procurement, installation, testing, commissioning and handover. The Role As Building Services Manager, you will take ownership of the building-services delivery strategy and work closely with project, design, commercial and supply-chain teams to ensure MEP works are delivered safely, efficiently and to the required quality, programme and compliance standards. Key responsibilities will include: Reviewing tender and project information to identify MEP risks, opportunities, capability and resource requirements. Leading building-services inputs into project strategy, including design deliverables, procurement, programme and commissioning. Coordinating mechanical and electrical design, procurement, installation, testing and commissioning activities. Managing building-services programmes and mitigating the impact of resequencing, acceleration and late information. Working closely with design and commercial teams to align scopes, fees, design responsibilities and risk allowances. Reviewing buildability and driving value engineering and effective risk mitigation. Coordinating multidisciplinary teams, specialist subcontractors and supply-chain partners. Supporting Principal Contractor duties and ensuring relevant duty holders understand their responsibilities. Ensuring appropriate mechanical and electrical safe systems of work, energisation readiness and live-working controls are in place. Implementing and monitoring QMP, ITP, RAMS and Testing & Commissioning Plan requirements. Ensuring inspections, witnessing, certification, commissioning records, as-builts and snagging are completed ahead of handover. Supporting delivery of O&M manuals, end-user training, seasonal commissioning and aftercare requirements. Providing clear progress reporting and maintaining strong communication with project stakeholders. Challenging unsafe practices and unresolved technical or compliance risks. Driving right-first-time delivery, continuous improvement and successful project outcomes. About You We are looking for an experienced Building Services Manager with a proven track record of delivering medium-sized or moderately complex projects from pre-construction through to completion and handover. You will ideally have: Strong experience in building services / MEP project delivery. A background managing both mechanical and electrical building-services packages. Experience working through the full project lifecycle. Strong understanding of design management, procurement, installation, commissioning and handover. Experience managing multidisciplinary teams and specialist supply-chain partners. Good knowledge of construction health & safety, CDM and duty-holder responsibilities. Strong understanding of quality assurance, inspection and testing and commissioning requirements. Excellent programme, coordination and project-control skills. The ability to engage confidently with clients, consultants, subcontractors and internal project teams. Strong commercial and risk awareness with the ability to identify opportunities as well as mitigate risk. Excellent communication, leadership and problem-solving skills. This role would suit a Building Services Manager who is already operating at a strong project level and is looking to take on a significant delivery challenge, or someone demonstrating readiness to progress towards Senior Building Services Manager responsibilities.
