Social Housing Planned Maintenance: Kitchens, Bathrooms & Externals

Are you a customer-focused professional looking for a new challenge in Southend-on-Sea We are seeking a dedicated Resident Liaison Officer (RLO) to join a leading social housing contractor.

This role primarily focusses on high-volume Kitchen and Bathroom refurbishments, with additional oversight of external works (such as roofing, windows, and communal repairs). You will be the vital link between residents, our site teams, and the client, ensuring a high standard of service and resident satisfaction throughout the project.

THE OFFER

  • Pay Rate: £22.57 per hour

  • Location: Southend-on-Sea (Field-based across local housing schemes)

  • Sector: Social Housing / Planned Maintenance

  • Hours: Monday Friday, 08:00 am 17:00 pm

  • Requirements: Full UK Driving Licence and access to a vehicle are essential.

THE ROLE

You will manage the "resident journey" from the initial survey through to final sign-off. Because this project involves works inside the home (K&B) and outside (Externals), you must be excellent at managing varied timelines and keeping residents informed at every stage.

Key Responsibilities:

  • Pre-Start Surveys: Visit residents to introduce the works, carry out property condition surveys, and identify any vulnerable resident needs.

  • Choice Management: Assist residents in selecting finishes for their new kitchens and bathrooms (cupboards, worktops, tiles) and ensure orders are submitted accurately.

  • Access Coordination: Work closely with the site manager and trades to ensure access is gained for scheduled works, minimising delays and "no-access" visits.

  • External Works Liaison: Inform residents of scaffolding schedules, window replacements, or communal repairs, ensuring safe access and minimal disruption.

  • Conflict Resolution: Act as the first point of contact for any complaints or queries, resolving issues professionally on the doorstep.

  • Reporting: Maintain accurate resident logs, visit records, and satisfaction surveys to provide a clear audit trail for the client.

CANDIDATE REQUIREMENTS

  • Experience: Proven experience as an RLO or TLO within Social Housing. Experience with internal planned works (K&B) is highly desirable.

  • Communication: Exceptional interpersonal skills; you must be able to remain calm and professional in high-pressure situations.

  • Organisation: Strong administrative skills with the ability to manage multiple resident schedules and data trackers (Excel).

  • Mobility: Must hold a full UK Driving Licence and have a reliable vehicle for travel between sites in the Southend area.

  • Resilience: Comfortable working in a fast-paced construction environment and dealing with a diverse range of residents.
