Role: Commercial Lettings & Portfolio Sales Manager
Location: Preston (Office-based)
Working Hours: 35 hours per week
Salary: £35,000 + Commission/Bonus
Sector: Commercial Property / Sales / Lettings
Reports To: Directors
Role OverviewA growing property investment group is seeking a highly motivated, personable and commercially driven sales professional to help maximise occupancy and income across a diverse commercial property portfolio.This role focuses on active lettings, lead generation, and managing agent relationships, rather than surveyor or property management duties. The ideal candidate is someone who thrives in a sales-led environment, enjoys building relationships, and can confidently drive enquiries through to agreed Heads of Terms and completion.
Key ResponsibilitiesDirect Lettings (Open Storage & Commercial Sites)

  • Actively market available sites and drive incoming tenant enquiries.
  • Prospect local businesses and conduct viewings.
  • Negotiate and agree Heads of Terms.
  • Manage deals through to legal completion.
  • Build and maintain a strong pipeline through proactive sales activity (phone outreach, networking, LinkedIn, direct marketing).

Agent Management (Commercial Portfolio)
  • Liaise regularly with external commercial agents.
  • Ensure properties are being effectively marketed and performance monitored.
  • Generate supplementary leads where required.
  • Assist with negotiations and progress deals through legal stages.
  • Drive momentum and ensure agents remain proactive and aligned.
Marketing & Lead Generation
  • Support modern marketing initiatives (LinkedIn outreach, online promotion, digital materials).
  • Help create and refine marketing content presenting available sites.
  • Identify new channels to attract tenants and business leads.
Candidate ProfileEssential Experience & Skills
  • Minimum 5 years sales experience.
  • Excellent rapport-building, negotiation, and communication skills.
  • Strong confidence engaging with business owners and decision-makers.
  • Highly proactive, self-motivated and commercially minded.
  • Strong relationship management and follow-up discipline.

Desirable Experience
  • Exposure to commercial or residential property.
  • Experience with lettings or progressing property transactions.
  • Knowledge of industrial, retail or open-storage sites.
  • Familiarity with LinkedIn networking and outreach.
