The Role   We are seeking an experienced Pre-Construction Manager to lead all pre-contract activities and ensure the successful transition of projects from client instruction through to contract execution. This is a pivotal role within TG Escapes, focused on securing viable, profitable projects while coordinating internal teams, consultants, and clients.  This role is office-based at our Coventry Head Office, therefore candidates must be within a commutable distance, although flexible/hybrid working may be available for the right individual.   Key Responsibilities   Pre-Construction Leadership   Act as the primary point of contact during the pre-construction phase for clients, consultants, suppliers, and internal teams. Lead internal pre-construction meetings, tracking actions, risks, and programme milestones. Ensure all activities align with company processes, timelines, and commercial objectives.   Project Feasibility & Early Engagement   Support the sales team in reviewing new enquiries for viability, constraints, and risks. Coordinate with production and logistics teams to align sequencing with factory capacity.  Risk Management & Compliance   Identify and manage design, planning, ecological, commercial, and construction risks. Ensure mitigation strategies are implemented and monitored. Maintain compliance with CDM regulations, sustainability standards, and timber-frame safety and quality guidance.  Client & Stakeholder Management   Build strong relationships with clients, consultants, and stakeholders. Lead client meetings, workshops, and presentations. Ensure a smooth transition from pre-construction to delivery teams.  Handover to Delivery   Produce comprehensive pre-construction handover documentation. Ensure design freeze, cost agreement, and scope clarity prior to contract award. Support delivery teams during project mobilisation as required.    Skills & Experience   Essential   Proven experience in pre-construction within modular (MMC) or off-site construction. Experience leading multidisciplinary design and technical teams. Strong commercial awareness and ability to interpret cost plans, BOQs, and tender documentation. Excellent communication, organisation, and stakeholder management skills. Ability to manage multiple projects concurrently.  Desirable   Experience within education and leisure sectors.
