Lead Flagship Projects for a Multi-Award-Winning Developer

Are you an ambitious Senior QS ready to take full commercial ownership of high-end residential projects?

We are a multi-award-winning, established developer renowned for building luxury traditional and contemporary homes. With a pipeline of new, high-specification sites due to commence, we are looking for an experienced SQS to join our commercial team.

This is a key role with significant autonomy and a clear progression path. We're looking for someone who can run their own projects from day one, with the potential and ambition to step up into a Managing Surveyor role in the near future.

What You'll Be Doing

You will manage all commercial aspects of your assigned projects from the earliest stages through to final accounts.

  • Pre-Construction: Assist in feasibility studies, compile detailed budgets, and prepare comprehensive tender and sub-contract documents, including trade-specific specifications.

  • Procurement: Advise on procurement strategy, analyze costings for tenders, and lead the selection and appointment of sub-contractors.

  • Project Control: Take charge of all commercial management, including performing risk and value management, maintaining strict cost control, and producing construction cost reconciliation reports.

  • Commercial Management: Manage the valuation of completed work, process payments, and agree on final accounts.

  • Compliance & Communication: Ensure all health and safety regulations are understood and implemented. You'll be a central point of communication, liaising effectively with company management, sub-contractors, and the wider supply chain.

What You'll Bring to the Table

  • Essential Experience: A proven track record as a Quantity Surveyor or Senior QS within the residential property development sector.

  • Project Leadership: The ability and confidence to run your own projects autonomously from start to finish.

  • Technical Knowledge: Current and relevant knowledge of modern building processes and all applicable statutory requirements.

  • Commercial Acumen: Strong experience in budget management, cost control, and procurement.

  • Personal Attributes: You must be proactive, highly organized, and able to plan your workload to meet deadlines. Strong IT skills are essential.
