You will work closely with the Construction, Technical, Land and Development teams to ensure projects are delivered on time, to budget and to the required quality standards. Key Responsibilities Manage the commercial performance of multiple residential developments from pre-start through to completion. Prepare and manage development budgets, cost plans and cash-flow forecasts. Procure and appoint subcontractors and suppliers in accordance with company procedures. Prepare tender packages, analyse quotations and negotiate competitive rates and terms. Monitor and manage subcontractor costs, variations, valuations and payments. Maintain accurate cost reports and provide regular commercial updates to senior management. Identify and manage commercial risks and opportunities throughout the development lifecycle. Review construction programmes and assess their commercial impact. Work closely with Site Managers and Contracts Managers to monitor progress and expenditure. Ensure all contractual and commercial documentation is maintained accurately. Manage final accounts and ensure developments are commercially closed out in a timely manner. Assist with the preparation and review of budgets for new developments. Monitor material costs, labour costs and subcontractor performance. Ensure compliance with company commercial procedures and relevant contractual requirements. Build and maintain strong working relationships with subcontractors, suppliers and internal stakeholders. Support continuous improvement initiatives across the commercial function. About You We are looking for someone who is commercially aware, organised and confident working in a fast-paced residential construction environment. You will ideally have: Previous experience as a Quantity Surveyor within residential housebuilding or construction. A strong understanding of new-build residential construction and development. Experience in subcontract procurement, tender analysis, valuations, variations and final accounts. Good knowledge of construction costs, contracts and commercial processes. Strong numerical and analytical skills. Excellent attention to detail and a methodical approach. Good communication and negotiation skills. The ability to manage multiple developments and priorities simultaneously. Good IT skills, particularly Microsoft Excel and commercial management systems. A full UK driving licence and the ability to travel between sites across the East Midlands. Qualifications Degree or HNC/HND in Quantity Surveying, Commercial Management, Construction or a related discipline is desirable. RICS or CIOB membership, or working towards professional accreditation, would be advantageous. Relevant residential construction experience will be considered alongside formal qualifications.
