Summary
The ideal Property Manager will be responsible for the day to day running of the business. The successful candidate will essentially be the second-in-command to the Directors.
Your primary duties will be around property management with some light lettings duties. The Property Manager will be responsible for all tenant, landlord and contractor interactions and will be tasked with ensuring that the branch runs smoothly and efficiently.
You must have at least 5 years track record/experience in property management (essential), as well as lettings (essential). Access to your own car is also crucial. You will be overseeing a small team of contractors and other in-house staff. You will work directly with the directors of the business.
Responsibilities of the Property Manager:
You will be the main point of contact for all accounting, property management and maintenance queries from tenants, landlords, contractors and internal personnel. This will include:
- Rent Collections & Landlord Payments - Ensuring timely collection of all rents & service charges.
- Repairs and Maintenance - Dealing with repairs and maintenance issues as well as undertaking regular inspections and dealing with deposit deductions
- Commercial Lettings - Although commercial lettings is a small part of our business, you will place property adverts online, carrying out property viewings with prospective tenants and negotiate deals.
- Negotiating and arranging rent reviews / tenancy renewals
- Line manager - To act as line manager for a small team, monitoring and reporting on attendance, timekeeping and performance
- General office administration and supporting the directors of the business.
Requirements of the Property Manager:
- You must have a Property Management / Lettings Agency background (min. 5 years) is ESSENTIAL
- Access to your own car is also a requirement of the role
- This will suit someone who has a lettings background but wants the security and stability of a property management role.
- Track record of negotiation with tenants and landlords
- Strong numeracy skills you must have a high level of accuracy and attention to detail
- Strong written and verbal English skills
- Highly literate with spreadsheets
- Familiarity with basic accounting, record keeping and legal documents
Competencies:
- Proven experience in a senior/managerial role within a property agency is essential
- Highly organized - able to juggle multiple tasks and change focus and refocus on the fly
