Job Description

Guildmore is seeking a detail-oriented and commercially aware Assistant Quantity Surveyor to support and manage the commercial and financial aspects of our Planned Works projects. You will assist in the delivery of projects in line with financial targets, ensuring robust monthly cost reporting, accurate valuations, and effective subcontractor management. This role will provide exposure to all stages of the commercial process, from budgeting to final account agreement.

Key ResponsibilitiesBudgeting & Financial Reporting

  • Provide detailed breakdowns of tender allowances and assist in setting preliminary, plant, material, and labour budgets.

  • Maintain accurate cost-to-complete reports and update monthly against the tender and current performance.

  • Support preparation of monthly CVRs and variance analysis.

  • Assist in maintaining project cashflow forecasts and contribute to monthly internal reporting.

Procurement & Supply Chain Management

  • Assist in the production of procurement schedules aligned with project programmes.

  • Help prepare supply chain tender documentation and evaluate subcontractor quotes.

  • Support subcontractor procurement and preparation of order documentation.

  • Monitor hire vs. purchase decisions for plant/equipment and track weekly on-hire reports.

Contract & Compliance Management

  • Follow internal contract setup procedures and support compliance with company policies.

  • Assist in providing feedback to estimating teams on out-turn costs and pricing effectiveness.

  • Conduct site visits to understand project specifics and pricing implications.

Subcontractor & Site Management

  • Support site checks to measure and value subcontractor works.

  • Help issue payment certificates and manage certification prior to payments.

  • Collaborate with the team to address subcontractor queries and support dispute avoidance.

Valuation & Client Interface

  • Prepare and submit interim valuations, including variations and additional works.

  • Maintain supporting documentation such as site records, sketches, and certification.

  • Ensure all valuations are issued in line with contract timelines and submitted for invoicing.

  • Monitor and help recover outstanding client payments and aged debt.

Variation & Final Account Management

  • Assist in the preparation and submission of variation claims with full substantiation.

  • Help track client approvals and ensure timely agreement of final accounts.

  • Maintain accurate and auditable final account records and manage document control via SharePoint.

Commercial Performance & Risk Management

  • Support identification of key risks and opportunities and contribute to monthly commercial reviews.

  • Assist in the preparation of mitigation plans for commercial risks.

  • Help ensure timely submissions of valuations, forecasts, and cost plans.

  • Contribute to accurate CVR reporting, highlighting project revenue and cost accruals.

Person SpecificationKnowledge & Experience

  • Degree or diploma (BSc, HND/HNC) in Quantity Surveying or Commercial Management.

  • Good understanding of pricing models (NHF SOR codes, schedule of rates, BOQ).

  • Previous experience in social housing, planned maintenance, or refurbishment sectors.

  • Understanding of standard forms of contract, including JCT (essential), NEC, and TPC.

  • Proficient in MS Office (Word, Excel, PowerPoint); familiarity with COINS or C-Link is advantageous.
