Job Title: Quantity Surveyor Location: Middlesbrough Duration: Full-time / Permanent Salary/Rate: Competitive (Dependent on Experience) About the Role We are looking for an experienced Quantity Surveyor to step into a position on site in Middlesbrough. Working alongside a Site Manager and Project Manager within a tight-knit delivery team, you will take full commercial ownership of local schemes from procurement through to final accounts. This role is ideal for a commercially sharp QS with 5-8 years of post-graduate experience , particularly those with a proven track record delivering projects within live healthcare environments . Key Responsibilities Commercial Leadership: Serve as the main commercial contact on site, managing financial performance alongside the Site Manager and Project Manager. Cost Control & Reporting: Lead Monthly Cost-Value Reconciliations (CVRs), manage Work in Progress (WIP) valuations, track profit & loss, and monitor live margins against tender allowances. Cash Flow & Forecasting: Produce accurate cash flow projections, monitor project expenditure, and manage client applications for payment. Preliminaries & Resources: Monitor site preliminaries, staffing, and labour allowances against baseline budgets. Procurement & Estimating: Prepare schedules, carry out detailed material take-offs, prepare Bills of Quantities (BoQs), and manage subcontractor procurement from tender through to award. Contract Administration: Administer standard contracts with strong expertise in both JCT Design & Build and NEC contract suites. Document Management: Utilize Viewpoint 4P for document control, commercial records, and project correspondence. Key Requirements & Qualifications Experience: 5 to 8 years of post-graduate commercial experience within main contracting. Sector Expertise: Prior experience working within healthcare environments (NHS / private clinics / refurbishments or new builds) is highly desirable. Contract Knowledge: Deep understanding and practical application of JCT D&B and NEC contracts. Document Control Systems: Hands-on experience using Viewpoint 4P (or equivalent document management platforms). Education & Certifications: Degree / Further Education qualification in Quantity Surveying or Commercial Management. Valid CSCS Card . SMSTS or SSSTS certification preferred.
