Job Title: Freelance Site Manager Location: Guildford, Surrey Duration: 12 Months About the Role We are seeking an experienced Freelance Site Manager to oversee a major new-build residential development in Guildford . This high-profile project consists of over 150 units, featuring a mix of modern houses and apartments. As the Site Manager, you will be responsible for driving the day-to-day operations on-site, ensuring the project is delivered safely, on schedule, and to the highest quality standards. You will manage sub-contractors, coordinate materials, and oversee the progression of works from initial stages through to internals, finishing, and handovers. Key Responsibilities Site Leadership: Manage day-to-day operations on site, ensuring trade contractors work efficiently to meet the construction programme. Health & Safety: Maintain stringent health, safety, and environmental standards, conducting regular site inductions, tool-box talks, and risk assessments. Quality Control: Monitor the quality of workmanship closely, managing the snagging and de-snagging process to deliver flawless handovers. Reporting: Work closely with the visiting Contracts Manager to report on progress, milestones, and any logistical challenges. Subcontractor Management: Coordinate weekly sub-contractor meetings, resolving any design, material, or labor dependencies swiftly. Requirements & Qualifications To be successful in this role, yo u must come from a dedicated residential house-building or main contractor housing background, with proven experience managing projects of a similar scale (100+ units). Essential Certifications: Valid CSCS card (Black Card preferred), SMSTS, and First Aid at Work. Experience: Strong track record in new-build residential schemes, with a deep understanding of both traditional build structures and internal fit-outs/finishes. Skills: Excellent communication, leadership, and IT skills (Word, Excel, Outlook). Commitment: Ability to commit to a 12-month freelance contract based full-time in Guildford.

You will be responsible for managing internal trades, ensuring rigorous health and safety compliance, liaising closely with the school client, and driving successful project delivery on time and within budget. Because this project is within an active educational environment, we can only consider applicants who possess all the essential qualifications listed below. Key Responsibilities Trade Management: Oversee and coordinate all internal sub-contractors and trades on-site.
