Experienced Lift and Electrial Manager Responsibilities & Outcomes Skills & Experience Expectations Key Responsibilities: Experienced Lift and Electrial Manager ? Uphold SHPs Values, Behaviours & Leadership expectations at all times (see overleaf) ? Responsible for the operational management and delivery of M&E works programmes and projects. ? Contract manage and monitor service providers delivering the M&E repairs, maintenance, and servicing contracts and ensure SHP is statutory compliant in all aspects. ? Audit contractor performance and ensure certification and test reporting is accurate and correctly recorded in databases and registers. ? Undertake pre and post inspections of works and servicing to monitor quality and ensure the service provider is meeting the contract specification or brief. ? Design and prepare specifications, tender documents and procure contracts with the support of the Client Manager and Quantity Surveyor. ? Commission and manage consultants to deliver projects as instructed by the Engineering and Compliance Manager. ? Forecast annual budgets and manage monthly cash flow and expenditure to meet approved sums. ? Deliver a high quality and 'best in class' repairs service to customers demonstrated by high levels of satisfaction. Essential: ? Significant Experience in managing Lift and Electrical Compliance Contracts ? Significant Experience in Programme and Project Management from conception to completion ? Ability to work independently, exercising good initiative and judgement ? Excellent written and verbal communication skills. ? Proven time management and prioritisation skills. ? Proven experience and ability to deliver excellent customer care and valuing diversity. ? Proven attention to detail and ability to work on a variety of tasks simultaneously. ? Experience of conducting technical inspections ? Working knowledge of building services and building construction, best practice and Regulations ? Working knowledge of current forms of building services contract and implementation ? Experience of managing and monitoring budgets, implementing action plans to address adverse variances ? Technical expertise sufficient to understand complex issues in construction, engineering and maintenance in the delivery of projects. ? Understanding and experience of leasehold service charging including consultation requirements for qualifying works (S20). Desirable: ? Minimise exposure to risks for SHP and residents by effective management of service providers and ensuring properties are compliant. ? Programmes and projects are delivered on time and in budget with overall quality meeting agreed standards. ? Prepare Health & Safety plans, risk assessments, project plans, works programmes, budget estimates, draft board reports, project update reports and other information as required. ? Communicate with residents to ensure that services meet their needs and involve them in projects, specifications and setting service standards. ? Provide excellent front line customer service by working in partnership with internal and external stakeholders to ensure our customers? needs are met and objectives are achieved. ? Develop and maintain relationships with internal and external stakeholders in order to support our customers. ? Instruct works in accordance with SHP Standing Orders and Financial Regulations. ? Provide technical advice to colleagues and stakeholders ? Ensure compliance with all relevant statutory and regulatory requirements ? Address complaints appropriately and within required timescales ? Ensure that all policies and procedures are adhered to so that consistent and standard practice is achieved across the organisation ? Assess clients needs to ensure effective service delivery. ? This is a genuine step up role for a senior Quantity Surveyor or an established Commercial Manager who wants ownership of the full commercial function across a varied workload. My client delivers new build, refurbishment and fit out schemes with a strong pipeline in healthcare, alongside education, life sciences and commercial work. Project values sit in the mid to large range, with the successful candidate managing turnover in excess of 10m per annum. The Role As Survey Manager, you will take responsibility for the management and coordination of all surveying activities across the project, working closely with the Construction Manager, Site Management and Engineering teams to ensure works are accurately set out and delivered in accordance with design requirements. TAG Construction Ltd is recruiting experienced and safety-conscious operatives for an exciting project at Friston. We are seeking a reliable and hardworking concrete foreman to join our team. This role offers an opportunity to gain valuable experience in a dynamic setting, contributing to the completion of diverse projects. Roles & Responsibilities Supervise and coordinate all concrete works and concrete gangs on the Friston project. Plan daily concrete activities in line with the approved construction programme and site priorities. Ensure all works are carried out in accordance with approved drawings, specifications, RAMS, ITPs and project requirements. Coordinate with the Site Manager, Site Engineers, Surveyors, QA/QC team and other trades to ensure smooth execution of concrete works. Ensure reinforcement, formwork, shutters, embeds, sleeves, cast-in items and other preparations are completed before each concrete pour. Organise and coordinate concrete deliveries, concrete pumps, placing equipment and required labour for each pour. Lead pre-pour briefings and ensure all operatives understand the planned pour sequence, hazards and control measures. Supervise concrete placement, compaction, vibration, levelling, finishing and curing to the required standard. Monitor concrete deliveries and ensure the correct concrete specification, quantity and placement location are maintained. Ensure required concrete testing, sampling and cube testing are carried out in coordination with the QA/QC team. Monitor formwork and shutters during pours and immediately report any movement, leakage, damage or other concerns. Ensure construction joints, waterstops, kickers and other concrete interfaces are installed correctly. Maintain high standards of workmanship and identify and rectify defects or quality issues promptly. Ensure all concrete activities are undertaken safely, including safe use of pumps, vibrators, plant, lifting equipment and access arrangements. Conduct and participate in toolbox talks, daily briefings and safety inspections relevant to concrete activities. Allocate work to operatives, monitor productivity and ensure sufficient resources are available to meet programme requirements. Coordinate with plant operators, concrete suppliers, pump operators and subcontractors to minimise delays and maintain productivity. Maintain accurate records of concrete pours, quantities, locations, inspections, testing and any issues encountered. Ensure good housekeeping, correct disposal of concrete waste and proper cleaning of concrete equipment and work areas. Report progress, resource requirements, technical issues, safety concerns and potential programme delays to the Site Manager and take appropriate action to keep the works on programme.
