Our client is a growing and well-established contractor operating within the social housing refurbishment and fire remediation sector . Due to continued growth and the successful award of new contracts, they are now seeking an experienced Senior Quantity Surveyor to join their commercial team based in Kent . This is an excellent opportunity for a commercially driven professional to take a lead role across multiple projects, working closely with senior management to ensure projects are delivered successfully from a financial and contractual perspective. The Role As Senior Quantity Surveyor, you will take ownership of the commercial management of projects from pre-contract stage through to final account , ensuring financial performance, contract compliance, and strong client relationships. You will act as the key commercial contact for clients while working collaboratively with internal teams including Operations, Contracts Managers, Site Managers, Production, and Finance. Key Responsibilities Lead the commercial management of multiple projects from pre-contract through to final account Prepare and maintain project financial forecasts, budgets, and cashflow reports Provide estimating, pricing, and commercial input during tender and pre-contract stages Undertake contract take-offs and prepare scopes of work for operational teams Ensure variations are properly instructed, priced, and agreed with clients Prepare and submit interim valuations, applications for payment, and cost reports Review and assess subcontractor applications for payment Prepare, negotiate, and agree final accounts with clients and subcontractors Lead commercial negotiations with clients, suppliers, and subcontractors Provide weekly and monthly commercial reporting to Directors, highlighting risks, KPIs, and opportunities Leadership & Team Responsibilities Act as a senior member of the commercial team , providing leadership and commercial best practice Support and mentor junior commercial staff as the team expands Work closely with Directors, Contracts Managers, and Site Managers to proactively manage cost, risk, and change Chair and attend commercial and cost review meetings Attend client progress and commercial meetings Contribute to the development of commercial systems and processes within the business Key Requirements Proven experience as a Quantity Surveyor within the construction industry Experience working within the social housing sector Experience delivering large-scale construction or refurbishment projects FRA (Fire Risk Assessment) works experience would be advantageous Strong understanding of standard construction contracts Degree qualified in Quantity Surveying or related discipline Experience working with Local Authorities or Registered Housing Providers Strong commercial awareness and negotiation skills Excellent communication and organisational skills Proficient in Microsoft Office Suite Additional Requirements Full, clean UK driving licence Ability to attend occasional site visits Professional and adaptable approach when dealing with clients and stakeholders The Opportunity This role offers the chance to join a growing contractor with a strong pipeline of social housing and fire remediation projects , where you will play a key role in the continued commercial success of the business. The PFP Contracts Manager will lead contract delivery, strengthen client relationships, and ensure the seamless execution of projects from award to completion. Role Overview The PFP Contracts Manager will oversee the successful delivery of all Passive Fire Protection (PFP) and prefabricated system projects, ensuring compliance, quality, and commercial performance. They will act as the main point of contact for clients, manage project teams, and drive operational excellence while safeguarding safety standards and contractual obligations. Key Responsibilities Manage the full lifecycle of PFP and prefabricated system contracts. Lead and coordinate site teams, supervisors, and subcontractors to ensure smooth project delivery. Review and interpret client specifications, drawings, and fire protection requirements. Monitor programme timelines, resource allocation, and budget performance. Ensure all installations comply with relevant fire protection regulations, accreditation standards, and industry best practice. Prepare and manage project documentation, variations, valuations, and progress reports. Maintain strong, proactive communication with clients, stakeholders, and internal teams. Drive safety culture and compliance with all health & safety policies. Identify risks, opportunities, and efficiencies within project delivery. About You Proven experience in Passive Fire Protection, prefabrication, or specialist construction sectors. Strong understanding of PFP systems, standards, and legislative requirements. Excellent project and contract management skills with a focus on commercial awareness. Confident communicator able to build trust and credibility with clients and teams. Ability to manage multiple projects simultaneously and deliver to deadlines. Relevant industry qualifications (e.g., FIRAS, ASFP, SMSTS) are highly desirable. We are currently looking for a Fire Protection Manager to work for a principal contractor in the North of England. The indivudals job will have another fire protection manager supporting their role and assiting with their growth. Our client are looking for someone who has passion and drive and wants to succeed in their career. Fire Protection Assist in gaining divisional third party accreditations by developing staff and operatives skills and ability’s through continuous training and support. Managing and Carrying out Technical Quality Assurance audits to ensure passive fire management & management systems remain compliant Constant review of technical data from suppliers to ensure materials meet the requirements of both British & European standards. Provide clear and consistent feedback to Contracts Managers & Supervisors within agreed timescales Assist with accreditation audits e.g. FIRAS & ASFP Develop growth strategy’s with the national fire protection manager and develop a management hierarchy to ensure the business growth is supported and sustained. Liaise with site Supervisors/Sub contractors and clients to ensure they are kept up to date with the external accreditation requirements Interpret technical drawings and written instructions for use when inspecting works Ensure up to date knowledge of legal requirements, ensuring the company achieves compliance at all times Accurately maintain and manage all relevant records and databases relating to work processed Generate and issue reports and KPI data to the Fire Protection Manager Contribute to the ongoing improvement of the Quality Assurance process Monitor and submit CPR’s to the Board monthly Undertake pricing of FRA projects both tendered and negotiated Qualifications Required 5 years in PFP senior management Third party accreditation Fire Inspection diploma preferred Fire door inspection training preferred Level 2 ASFP would be ideal Must be fully familiar regulations – Doc B, Regulatory Reform order and of course likely imminent changes.
