Fabric Maintenance Engineer / Handyperson Job Title: Fabric Maintenance Engineer Location: West London Hours: Monday - Friday, 08:00 - 17:00 (40 hours per week) Contract: Permanent, Full-Time Salary: Up to 42,000 + overtime + benefits Role Purpose The Fabric Maintenance Engineer is a key site-based role dedicated to maintaining the interior and exterior fabric of a flagship commercial office development to immaculate, showroom standards. Working alongside the resident mechanical and electrical engineering team, you will take full ownership of all building fabric maintenance, planned remedial tasks, and proactive inspections. With a strong practical foundation in woodwork, carpentry, architectural ironmongery, and door maintenance , you will ensure all tenant spaces, executive suites, reception areas, and common parts are kept in flawless physical condition with zero disruption to corporate occupiers. Key Responsibilities 1. Carpentry, Door Maintenance & Architectural Ironmongery Door Systems & Closers: Inspect, repair, ease, and adjust internal and external doors, including heavy timber doors, acoustic boardroom doors, and glass entrance systems. Fire Door Integrity: Carry out routine inspections and maintenance on fire-rated doorsets, checking gaps, seals, intumescent strips, hinges, vision panels, and emergency push-bars in line with statutory fire compliance guidelines. Architectural Hardware: Repair, fit, and replace mortice locks, digital/card lock assemblies, latches, floor springs, overhead door closers, handles, and push-plates. Bespoke Woodwork & Joinery: Perform minor joinery repairs across wall panelling, reception desks, skirting boards, executive cabinetry, office furniture, and timber fixtures. 2. General Fabric Maintenance & Interior Finishing Painting & Decorating: Deliver high-quality patch plastering, filling, caulking, and paintwork touch-ups across high-visibility areas, lift lobbies, stairwells, and executive meeting suites. Flooring & Ceilings: Inspect and replace stained or damaged suspended ceiling tiles, inspect access hatches, and repair, re-lay, or replace carpet tiles and vinyl/raised-access flooring. 3. Basic Public Health & Multi-Skilled Support Minor Plumbing & Sanitaryware: Assist with first-line public health remedials, including unblocking toilets and basins, replacing toilet seats, resealing silicon around washroom basins/countertops, and repairing minor tap leaks. Showroom Standards: Conduct daily fabric audits across landlord common areas, plant rooms, and risers, proactively logging and rectifying defects before tenants or clients report them. Escort & Coordination: Supervise and coordinate specialist fabric contractors (e.g., specialist flooring contractors, major glazing teams, or external rope-access window cleaners) when required. 4. Health, Safety & Administration Safe Working Practices: Strictly adhere to site Safe Systems of Work (SSoW), utilizing appropriate Personal Protective Equipment (PPE) and working within dynamic Risk Assessments and Method Statements (RAMS). Working at Height: Carry out minor maintenance tasks at height safely utilizing step-ladders, mobile scaffold towers (PASMA), or access platforms (IPAF) where certified. CAFM Logging: Utilise the on-site CAFM system via a handheld tablet to log start/finish times, record detailed material usage, and close out Planned Preventative Maintenance (PPM) and reactive tasks within SLA. Person Specification Experience & Background Proven Track Record: Demonstrable experience working as a Fabric Engineer, Building Maintenance Handyperson, or Facilities Maintenance Carpenter within a corporate office, 5-star hotel, or high-end commercial property. Carpentry / Woodwork Skillset: Confident, proven practical capability with fine timber repairs, hanging/easing commercial doors, adjusting door closers, and fitting high-specification architectural ironmongery. Multi-Skilled Capability: Competent across wider building fabric disciplines, including painting/decorating, silicone work, drylining repairs, and minor plumbing. Qualifications & Certifications Trade Qualification (Desirable): NVQ Level 2 or 3 (or City & Guilds equivalent) in Carpentry & Joinery, Wood Occupations, or Building Maintenance Operations (desirable) Fire Door Competence (Highly Desirable): Recognised fire door installation/inspection awareness certification (e.g., BM TRADA, FDIS, or FIRAS awareness) is a strong advantage.
