We are seeking an experienced Pre-Construction Manager to lead all pre-contract activities and ensure the successful transition of projects from client instruction through to contract execution. This is a pivotal role within TG Escapes, focused on securing viable, profitable projects while coordinating internal teams, consultants, and clients.

Key Responsibilities
Pre-Construction Leadership

Liaise with the commercial team on cost plans, estimates, and tender submissions.
Review subcontractor, consultant, and supplier quotations.
Challenge assumptions, value-engineer solutions, and mitigate commercial risk.
Support preparation of tender bids, proposals, and client presentations.
Programme Development
Establish preliminary design and manufacturing programmes aligned with TG Escapes’ build solutions.
Identify critical path items, procurement lead times, and efficiencies.
Coordinate with production and logistics teams to align sequencing with factory capacity.
Risk Management & Compliance
Identify and manage design, planning, ecological, commercial, and construction risks.
Ensure mitigation strategies are implemented and monitored.
Maintain compliance with CDM regulations, sustainability standards, and timber-frame safety and quality guidance.
Client & Stakeholder Management
Build strong relationships with clients, consultants, and stakeholders.
Lead client meetings, workshops, and presentations.

Duties: Work with and support the Project Manager on a daily basis, to ensure projects are meeting commercial and financial targets Build strong and collaborative relationships with your client and supplier counterparts Contribute to regular and accurate reporting to the Commercial Manager on/for: /CVR/Cash Flow/Weekly Updates etc. Accountable and responsible for the project budget and to determine regular commercial forecasts Carry out interim monthly valuations for payment applications Manage project sub-contractor and supplier accounts in line with the agreed subcontracts and to align with any upstream contractual requirements Maximise the recovery of all contractual entitlements Ensure the Works are managed in accordance with the terms of the contract and any conditions precedent therein, not least regarding the times for giving notices and making applications Ensure that all records are kept by the project team members for use in the evaluation of variations Identify project risks and develop and implement mitigation strategies to minimise the commercial effect of said risk Requirements Demonstrable use and understanding of standard forms of contract Adept knowledge of MS packages, Excel, Office, Teams, and Word A knowledgeable understanding of valuation and measuring techniques of Mechanical and Public Health works, specifically pipework, including cost analysis of items such as labour, materials, plant, sub-contract Able to use accounting concepts and forecasting cost and value based on programme and scope of works For further information and to discuss this role, or a selection of other roles I am currently recruiting in more detail for either yourself or someone you know please give me a call on (phone number removed)
Civils Quantity Surveyor Civils/Highways Bolton up to £60,000 salary My client are a leading Civil Engineering Contractor in the North West Region and they are looking for an experienced Quantity Surveyor to joint heir team covering projects in the Trafford and Rochdale area. Projects will be predominantly highways projects with some structures (Bridges). This role is an office/site split with 1 day a week WFH. Roles and Responsibilities • Site measurements and preparations of weekly cost and production reports. • Undertake cost forecasts • Liaise with the site teams to assess and prepare quotations and estimates. • Management of subcontractors including enquiries, order placement, payment assessments • The production of valuations and submission to clients • Interpret drawings and instructions and agree estimates with site teams and clients • Liaise with subcontractors to agree rates and services • Agree final accounts with all parties in a prompt manner • Assist the financial director and his team in preparation of monthly and quarterly reporting • Any other reasonable requests from company management Candidate Skills • QS Degree or equivalent • Civil Engineering (Highways/ Structures) experience • Extensive experience with both private and public sector clients on major projects and a working knowledge of NEC (mainly) and JCT forms of contract.
